If you aren't paying those fees up front, then it makes sense.
The acquisition fee is set by the bank and cannot be negotiated.
Doc fee is set by the dealer - you can try to negotiate a lower selling price to mitigate that cost.
License and title are fixed by the state and cannot be altered.

Right, but that includes $3K in incentives, so the net discount is less than $3K. You want to shoot for 5-7% discount from sticker before incentives
Hi Michaell, I might sound like a wimp but I've been all over the tri-state area, NY, Nj and Conn. and I haven't been able to get anything close to the numbers I gave you (for this deal). It appears you are correct because the dealer agreed to my deal. I guess if I were any lower they wouldn't have agreed. You're suggesting I'm overpaying by about $1200 on the selling price of the car. That's about 90-100 dollars a month over the payment I stated earlier. Are you telling me I should be paying $533.00 per month for this car (given the upfront money I stated)? If so, I'll go back to the drawing board. BMW (and nobody else for that matter) tells you to negotiate your best deal and then deduct all incentives. You're advice has been quite helpful. Thanks

It's not a bad deal, it's just that X3s are not that cheap to lease. (and, that's a pretty high priced unit, too).
If you have $4900 you can part with for 3 years, you could do MSDs and bring the payment down about $46/mo. (or, put another couple hundred upfront to get the payment under $650, and MSDs would drop to $4550).

The MSRP is constant. It's the number on the window sticker. A dealer discount is just that. A discounted price under MSRP. That results in your selling price. It seems you are mixing up your terminology.
The money factor is marked up, and the discount is small. The X3 lease program from BMW is not all that great, anyway.. It will never be cheap, but this isn't a good deal, in any way.

Thoughts? i feel like this is not a good deal. Not to mention they are saying they can't take anything off the MSRP. They might be able to give a little more dealer discounts. How do I play this card properly?

The MSRP is constant. It's the number on the window sticker. A dealer discount is just that. A discounted price under MSRP. That results in your selling price. It seems you are mixing up your terminology.
The money factor is marked up, and the discount is small. The X3 lease program from BMW is not all that great, anyway.. It will never be cheap, but this isn't a good deal, in any way.
