What is the adjusted cap cost? Are you paying for the accessories and fees with the $3500 due at signing, or are they being added into the selling price?
Using the selling price as the cap cost, I get $560/mo with tax included, so pretty close to the dealer quote.
Thanks again for your reply! Turns out the dealer said the 58% residual was an honest mistake. The Cap Cost is indeed 46,620 and the $3500 is for fees and window tinting.

They've said frequently, that while owners love the program, it doesn't seem to make a difference in sales. They can't seem to get the marketing right, to move the needle.

That sounds like the cap reduction amount. The capitalize cost is the selling price plus any fees or taxes that you are not paying at the beginning of the lease.

Based on these numbers, i get a money factor of 0.00175. When i mentioned this to the dealer, they told me that the made a mistake on the quoting price by including the $1000 cash that is only meant for purchase, not leasing. So they insist on 1.75 if we stick to the selling price.
Is it true that the $1000 is only for purchase? From what I read on this forum, it is not. How can i prove to him otherwise though? He also mentioned that the invoice is $41320, he's going $2200 below invoice.
and also, what is that sales tax of $95.48? that seems strange.
All this above is from email communication, i haven't been to the dealer in person yet. He doesn't seem to leave any room for negotiation.

No lease cash incentive this month. If they are going below invoice on the selling price, I can't say I'm surprised they are marking up the MF.

We've been shopping literally the entire bay area for a while and most of the places, $440 can barely lease a 43k x3 with just driver's assistance package. We almost went to another dealership to sign the contract for another much less equipped car and this dealership called me and saved us the day.
We were so excited to hear the numbers and didn't even negotiate and went there signed the contract. It's literally that easy, got the number, went there, sign the papers, and drive home. entire process took about 2 hours. Even though the money factor is still marked up to the max 0.00175, but their selling price is way way lower than the lowest i've got. And I kinda want to give those guys some credit by making this experience a breeze. Their price blew the lowest quote i got by $50 a month. So i think i can live with that, and didn't push further.

If you add it into the lease payment, you'll pay interest on that amount. Better to pay it up front, IMO
NY calculates sales tax against the sum of the payments.
For example, if the payment is $500/mo for 36 months ($18,000) and the tax rate is 8%, then the tax due is $1440.
Also, if we pay the tax upfront, would NYS returns the remaining tax if the car gets totaled?

I wouldn't say the article is out of date, just not complete .. you still have to factor in the interest paid as part of the monthly payment, not just the depreciation value.
I believe the tax is refunded if the indescribable awful should happen.

Incentives may change from month to month. For May there are no cash incentives.
We don't track selling prices, though the X3 is very popular and I doubt 10% or more off sticker is likely.

Also, what incentives are generally available?
Towards the end of the year (where current year model is limited and next year model gets popular), what is the max % of discount from MSRP traditionally?
Can it be up to 10~15%?
As I am not hurrying on leasing, I plan to take a look at the market to get the best price although I have to endure with limited selections.
Incentives may change from month to month. For May there are no cash incentives.
We don't track selling prices, though the X3 is very popular and I doubt 10% or more off sticker is likely.
