Dealer kept telling me they have this one sitting on the lot because no one wants one without a sunroof and they're going to give me a deal. Then the numbers come back more than I calculated for a new X3 X drive 28i! I guess he wasn't ready to make a deal that desperately.
I figured I could get a X drive 28i with Premium, Cold Weather, Driver Assistance, Surround view, Harmon Kardon for around 577 dollars a month with MSRP of 48670, selling price at 42890 (consumer report estimated price) and 8.375% tax rolled in to the payment! I calculated that using 55% residual and .00132 MF on a 36/15K
So this offer is clearly ridiculous given the diesel one he showed me has nav and lighting but nothing else.

The way I usually negotiate price is to offer a fixed amount over invoice minus all incentives. E.g.
Price offer = Invoice cost + $1000 - all current incentives
BMW is currently offering $2000 in incentives on the X3, so you could be in the ballpark of $1000 under invoice for a vehicle that's in their lot.
Negotiating with this approach removes all the fuzziness from a negotiation, and brings the focus squarely on how much is reasonable for the dealer to make ($1000 in the above example). For a low friction transaction conducted over a couple of hours, this is not an unreasonable offer.
You can find the invoice price for any car and all it's packages and options on Edmunds. Just pick the car and model you want and use the "Build your own" feature to price out the car you're interested in purchasing.

With your MSRP and adjusted cap cost, I get $497/mo + tax. If the tax rate is around 9%, then the numbers are pretty much spot on,assuming that none of the up front monies are for cap reduction.

MF is marked up from the base of .00135. Residual is a whole number so not sure why you think decimal values are there.

The "sell" rate is higher than the "buy" rate, which is what you want (.00135 this month), even on courtesy cars. They still qualify for the new car program. Dealer is blowing smoke.

Owners Choice is an alternative to leasing in states where tax is due on the entire selling price (MD, TX, GA, VA).
You should politely but firmly tell them you won't sign a deal with an inflated MF. And, start working with other dealers - it only takes one to meet your numbers.

Base MF is .00135 this month, so that is marked up the maximum.
I wouldn't worry about what the dealer margins are ... for BMW, 5-7% off MSRP before incentives is a good target to achieve.
I confirm the 36/12 residual of 58%. There is $1500 lease credit also available this month; apply this after negotiating your best price.

We do not recommend making a down payment on a lease - if the car is stolen or totaled, you lose that money.
There are other up front costs such as the acquisition fee and first months payment - but, as you have noted, these can be rolled into the cap cost.

I get the same pre-tax payment .. only way to make this a better deal is to negotiate a better selling price or to use MSD to buy down the MF (MSD not available in NY state, however).
