I'm in California, Bay Area. This seems a bit high. I was getting something more like $467 tax included as a monthly.

Sales tax is irrelevant in this quote, as leases are taxed monthly in CA. You'll also have to add in $925 acquisition fee.
A lot of that detail is for a purchase. You'll notice they never disclose money factor or residual. Just give you the purchase numbers, then those magically become payments and cash due at the bottom.
Your cap, given the numbers above, should be $39,186. (Final price + $925 acq.fee minus $1500 lease credit)
$439/mo.+tax with (1st payment + $502) due at signing. The $502 is the rest of those fees.
So, if your tax rate is 8.5%, then $476/mo. with $978 due at signing.

The lease credit is an incentive from BMW, but you can be sure the dealer is including it in any negotiated price. Take that into account and aim low.

Most lease calculators won't handle taxes correctly for a full-tax state like Maryland.
To calculate correctly, add $925 to the CAP cost for acq.fee, then $3500 for sales tax, then another $400 or so for title/registration/dealer fees.
So, MSRP of $62195 and adjusted CAP cost of $62,175. Enter those variables, along with MF and residual percentage, and leave everything else blank.
Doing that, I get about $792/mo., so yes.. .in the ballpark. Of course, I estimated some of those numbers. Lease taxes are high in MD.

Gotta negotiate your best price before we can figure a payment. Then, you have to account for the up front costs of a lease - dealer fee, acquisition fee, first payment, etc. $1000 won't cover all that.

Is this a good deal? And what is the tax 1,489.66 included in the drive off? I thought tax is already added to the monthly payment.

I agree with the math, but ...
1) The MF after 7 MSDs should be .00086; base MF is .00135 this month. Dealer is marking that up on you. 2) You are correct, tax is applied to the monthly payment in CA. Ask the dealer what the $1500 in up front tax is supposed to represent. 3) Lease protection is a good deal ... for the dealer. If you take good care of your car, you shouldn't need it.

Thanks! I was thinking the loaner could be a good deal for a car with a lot of options I want at a price <500 a month that I can afford. Seems like new 2016s with those options hover around $600. Little leary on the wear and tear factor but it still has the warranty coverage. Also April doesn't seem like a great lease month, no rebates, or incentives from BMWFS..my thought was I could negotiate the sales price to 20% off MSRP to try and get it to 39,500 and then roll in up front costs into lease payments..

20% off sticker seems ambitious. But, read back through the last page or two of this discussion to see what others have been able to negotiate.
While the lease incentives went away for April, the residual value went up 3% to compensate.

What does the $2610 up front cover?
With the base MF, I get a payment of $506/mo before tax.

2) You are correct, tax is applied to the monthly payment in CA. Ask the dealer what the $1500 in up front tax is supposed to represent.
3) Lease protection is a good deal ... for the dealer. If you take good care of your car, you shouldn't need it.

Assuming your $1788 is 1st payment, $925 acq.fee and title/license fees, then I get $486.mo.+tax.
That's about $18/mo. over your quote. So, your quote looks pretty good. (considering the numbers given).
If you don't want to put so much down, ask them to roll the $925 acq.fee into the CAP cost. Of course, that will raise the payment a corresponding amount. Don't roll in any untaxed government fees, or you'll make them taxable.
Can you do better on the selling price? Hard to say. You definitely want more than $1414 extra off, compared to a new unit, otherwise, why get a loaner?

Thanks! I was thinking the loaner could be a good deal for a car with a lot of options I want at a price <500 a month that I can afford. Seems like new 2016s with those options hover around $600. Little leary on the wear and tear factor but it still has the warranty coverage. Also April doesn't seem like a great lease month, no rebates, or incentives from BMWFS..my thought was I could negotiate the sales price to 20% off MSRP to try and get it to 39,500 and then roll in up front costs into lease payments..
While the lease incentives went away for April, the residual value went up 3% to compensate.
