I have a lease deal working on 528......MSRP 56,745 Gross Cap 49,935 10/36 months $656 tax included 1406.47 drive away. I have over 800 credit score and MF.00178 and 63% as residual. Shouldn't I be able to negotiate lower MF. Sales guy says no......what are your thought on this deal?

Sales guy is full of it.
Politely tell them that you won't sign a deal with a marked up MF; they know what the base rate is.
And, reach out to other BMW dealers - only takes one to make a deal on your terms.
BTW, using your prices, I get $512/mo plus tax using the base MF and $547/mo with the marked up one. Not sure how the dealer is getting $656/mo - double check the adjusted cap cost.
Is it a good deal? How much should I push them to bring down? I would like to bring them down to $47K selling price but would like to get feedback from this group if it is practical based on the options that I mentioned above. Is there anything that can be brought down in the drive off cost?

The numbers are correct. The only padding I see is that Doc fee.
The discount from MSRP is 8.3%. Not sure how you'll get them to double that discount.

It's a fair deal. You are putting up $4250 in CCR+tax. If you divide that by your 24 month term, your actual monthly payment is about $500/mo.
That big CCR is disguising the true cost. 36 month residuals are just 6% less, and would result in a lower overall monthly cost.

I confirm the 69% residual for 24/12; .00138 MF.
With your MSRP and selling prices, I get $632/mo; subtracting out the $1000 loyalty, the payment drops to .... ta da! ... $589/mo.
Looks like a solid deal; only way to improve on it is to get a lower price or use MSDs to buy down the MF.
