I think there is more room to negotiate a better selling price .. generally, 7% off sticker is pretty decent.
I found a dealer who is offering a demo 2016 535 GT (Nav/Premium/Cold Weather Packages) with 7k miles for $369 a month (24mo/10k lease) and $2995 down including ($1000 loyalty incentive). Taxes/tags/fees extra (total drive off around $6k) Is this a good deal? This is in NY.

The $2995 down is effectively adding about $84/mo to the payment - true payment is $453.
Still, relative to MSRP, a pretty good deal.
I'd ask for the adjusted cap cost and a full breakdown of the money due at signing.

Yes, that is correct ... 7% off sticker before applying any incentives.

He said i would qualify for the corporate fleet program of $1500 I am not sure whether he added that bonus into the initial cap cost or not

Don't ask them to lower the MF; politely tell them you won't sign a deal with an inflated MF. They know what the base rate is.

A dealer is advertising a 2016 535, MSRP $65,870.00 for $59,995.00. Below the invoice $61,265.00.
I've been going back and forth with the sales manager. on a 36/15K lease.
His initial offer had $499 in closing fees added to cap cost along with the $925 acquisition fee, $51 for title and $300 for SC capped sales tax. Total cap cost of $61770 and a payment of $728.76. I did the math and it means the MF is at .00177.
I checked their web page and in the fine print it said that all closing fees were included in the advertised price. I pointed this out to him and he took it out of the cap reducing it to $61,271 with a new payment of $714.02. I told him I wouldn't sign any deals with inflated MF's to which he replied his .0004 MF mark-up is his sole source of profit when offering the car below invoice and therefore the best he can do.
The difference in payment is $41.77 per month or $1,503.72 over the lease
What do you think? Should I make a deal elsewhere?

He's not wrong .. dealers have to make some money to keep the lights on.
For leases, that means either a smaller discount from sticker or a marked up MF. You have to decide what's important to you.
You might want to reach out to other dealers and see if you can find one who will give you both.

I get $583/mo.+tax, so $646 seems a little high, if your tax rate is 8.6%. Should be about $633/mo, I think.
The base MF (.00088) will lower the payment by $23/mo.+tax, or about $25/mo.
The discount looks good. Of course, they are taking some of that back with the $510 doc fee.
Is first year registration really $960 in AZ?
