Sorry for the confusion! $469 monthly payment includes NJ tax (7%), but I still have to pay acquisition fee $925 + DMV and doc fees which I will pay when car is picked up. I don't know how they apply MF and residual % on an 2016 demo 535i Xdrive , would you help to clarify? Thanks!

It's a good deal. How does the broker get paid, and how much? I think you could have negotiated this on your own. I would definitely do the multiple security deposits.
If cash upfront is an issue, you could do it with $1300 due at signing, and $3850 of deposits (7 X $550), and end up with a payment around $549/mo. ($5150 upfront, instead of $6500. $3850 back at lease end vs. $3500)
I feel like I could of more than likely negotiated the same deal myself as well honestly. I've seen quite a few people manage to get closer to 10K+ off the MSRP of same/similar models.
The broker mentioned he gets paid $250 by the dealer once the deal is done. Not sure how accurate that number is as this is my first go with a broker.
I'm really interested in keeping my Mo. Payment down.
Should I have him go back and see if we can knock anything additional off the price?

We do not recommend using the trade equity to buy down the payment - that money would be lost if the car is stolen or totaled. Use to pay your up front costs, then have the dealer cut you a check for the balance.

Using your MSRP and sale price, I get a payment of $564/mo.
What does the $3800 cover? I'm guessing that about $1800 of it is cap reduction, as your payment is lower than mine.

That looks like a regional ad, not an offer.
Skip the $3500 down - that money would be lost if the car is stolen or totaled. And, you should be able to negotiate a better price than what the ad assumes.

They said it'd go up to $54,300. When I pushed, they got the taxes down a bit such that my monthly dropped to $576 and 7 MSDs at $3,500. The $350 delta between old and new MSDs went to cap cost reduction. Got $1,000 graduation credit as well.
$0 out of pocket today. Used the trade to pay for $3,500 MSDs + $576 first month payment + $350 cap cost reduction.

I'm looking to lease a loaner 2016 535i with 2k miles. MSRP $64,270 and Selling price $54,999 for 36 months @ 10k/yr.
1. Is selling price good? If not, what should I target? 20% or something else in line with the year 1 depreciation per BMW depriciation schedule?
2. Can loaners be leased?
3. If so, do the new car MF and residuals apply? If not, what are the numbers? I plan to pay MSDs.
4. Other than the acquisition and documentation fees and taxes, what other charges are necessary?
5. Can you please elaborate on your recommendation above for not buying down the payments with equity? What happens if you don't have any cap cost reduction but the car gets stolen or totaled?

What does the $3800 cover? I'm guessing that about $1800 of it is cap reduction, as your payment is lower than mine.
