If that payment includes the 9-10% sales tax in WA, then I'd say it's a good deal, relative to MSRP.

The only thing to negotiate at this point is the selling price. Not sure how much lower you can really go

Payment will depend on the MSRP and the adjusted cap cost (selling price + any taxes and fees you add into the lease).

Ok talked to a dealer today (a few actually), here is what I've got so far

2016 Camry SE, 36/12

MSRP: 24,965
Negotiated Price: 20,700
Residual: 58%
MF: .00001

I told them to roll all fees into the payment (taxes, tags and fees) as I want to pay zero at signing. He told monthly payment would be 231.00 a month. I know I'm missing capitalized cost but I'm really liking the 231.00 a month payment, any advice on this? Thank you in advance

Without knowing the taxes, tags and fees while using 8% sales tax, $480 tags and fees and $650 Acquisition Fee I am getting $206.00 per month and $693 down (1st, tags and fees).

Without knowing the adjusted cap cost with everything rolled in, we can't give you any feedback on the deal. Also, what is the tax rate?
