Since Volvo has a 4 year warranty there is a great chance if by next August the deals still stink I’ll extend the lease.

I think if I had not turned in the TLX early I would just be buying it out instead. Oh well.

Benjamin, I am still way ahead $ wise on that deal. Even if I have to pay a couple grand more on something new. So not worried about that. More annoyed about the limited options than the actual cost.

Hard to make a list if you need to cross most of it off because they aren't available!

A Maverick probably would be a useful thing to have. But doubtful to get before year end. And hard to trust Ford these days with a new release. And I would want to see one in person first.

Santa Cruz actually would be fine too. Just pretty darned pricey, and also non-existent for a while in terms of availabilty. No other trucks are even a vague option.

other things I like? New Civic is nice for a sedan. We really like the Kona. Pricey too ATM on a lease. Hyundai plug ins seem to be reasonably available. The TLX Rodo deals are actually not bad, though I would rather not spend that much for a spare car with no utility value.

finding something used to tide me over would be ideal but that market is absurd right now.

I guess continuing to do nothing is also an option!

Why not go ahead and put an order in on a Maverick? I seriously doubt a dealer would hold you to it if you change your mind or your situation changes. Who knows, if you are already on the list maybe you would get contacted if someone ahead of you backs out.
I might. Next week I will stop at my local dealer and ask what their policy is. I heard a few are discounting but would have to do researching to find them. If the guy I can walk to is doing sticker with no deposit and no add-ons, good enough. But easy to shop other dealers.

I was actually waiting on some driving reviews to be released, to see how the different models (in particular FWD Hybrid) drive, before I commit to a specific powertrain.

Well, if you're making a run to Goodwill or something in a sedan, and you stuff the trunk, back seat, and front passenger seat with stuff, speaking from experience you can carry a fair amount. Personally I'd probably rather ride in luxury with a great stereo during the stress of moving. And if you're leasing the TLX will probably be about the same as a mid-level Maverick anyway. But that's just me.

The 4Xe is still a great lease deal compared to the MSRP. Not as good as it was in April, since there have been 2 or 3 price hikes since then.

Yes. MSRP is up about $3200 from when they first came out. It’s up $1420 from when I ordered two of them.

there were a few N Line elantra deals. Good ones on the manual actually. Not sure about now, cars have been going quick.

I don't need a car to actually do the moving. Just that we have a lot of stuff to get rid of first, and will be getting a lot of things once we do move. So having something to make all those runs to the store would come in quite handy.

I have no intention of carrying around all my crap. Will pay people to do that. We are also going long distance so everything is going in a pod most likely.

good thing that the wife wants almost none of the furniture, lamps, etc., so that greatly simplifies the moving. Just lots of boxes!

I don't want to burst your bubble, but my sister in law is moving and was going to ditch her furniture and start fresh. She found out that the lead time on a new sofa is about 12+ months due to a foam shortage. So, guess what? She's now moving her furniture so she will have somewhere to sit while waiting for the new stuff.

Right now, I think we're going to go ahead and trade the MINI for it and have it as a quick "tweener" car until the Allroad comes in. Given the price we're paying for the Tesla, and the crazy values on them, I think we'll come out ahead by doing it.

    Is that crazy?

No, I’m serious. In my travels I occasionally see nice looking trucks and cars in driveways with for sale signs. You could find the truck that grandma hardly drove but took good care of and now the kids have no use for it.

BTW, I’m keeping the van at least until this guy at work decides to sell his 50k mile Ranger next year.

talked to the wife about cars over dinner (she always likes that!) I did buy her a nice craft beer first to take the edge off.

discussed a Maverick. Other than being a Ford (she has a thing about them) she seemed fine with the idea. Though she does tell me to get whatever I want, just keeping in mind if it is nasty she won't ride in it!

So I sent her the link to one a built. A fully loaded Hybrid XLT stickered out to $28,990. That is cheap for something these days. Has all the minimum required features (power driver's seat, heated seats, trailer hitch, moonroof, BLIS, carplay) and gets good MPG. Plus will fit in the garage. For the price, a screaming deal. No wonder they are selling (well, reserving) like hotcakes.

Most likely if I ever wanted to tow something it would just be a small utility trailer so even the 2K capacity on the FWD would be enough. Do want the hitch for the bike rack. She liked the dark blue too (always her favorite color). Maybe will stop at the dealer and see what the deal is with them now.

Jeez, I don’t know what to make of that. At some point the market of viable used cars has to dry up and then what? We’ve all joked about it but will beaters now be worth $15k?

Could really be bad for some of the small town dealers out there.

Purely anecdotal but I drove through a lot of small towns in southern/western Colorado the last week and the small town dealers literally have no new inventory. One Subaru dealer had no Subarus out front, a few used domestic trucks lined the street but that was it. Ford dealers had a few used trucks but no new inventory that was visible, most Chevrolet dealers looked abandoned except for a few basic work trucks.

I feel that. Had 2 different credit unions have no idea how to count my lease when doing mortgage calculations, then one said they had to wait 11 months (?!) after it ended to remove it from my expenses. WTH? I then went to a normal broker, who had no issues with it at all, and issued me a pre-approval letter in a few days.

Now the fun will be the hellstorm of a local RE market, among the hottest in the nation, while not the priciest, still double 5 years ago, and anything that's a decent deal is pending within 2-3 days. However, my realtor says bids above ask are slowing down and supply is increasing, so there's hope yet.

Makes me think it might be easier to just buy out the wagon in March, rather than try to find something else. Residual is still well under retail or even trade-in. It'll be interesting to see what deals are out there then.

You'd loooove Spokane. Anything with mild off-road chops is something to be seen in at the local organic grocer or paved trailhead. Bonus for lots of stickers, roof racks that are never removed, etc. Definitely the style, especially among settling-down millennials who must not have got outside enough as kids.

Those Jeeps are legit lease bargains, and resale is good too.

Since so many people on here have gone nuts over Jeeps, I've been paying more attention, and they're all over the place. I guess some love to get what everyone else has, or maybe it's just coincidence. Anyway, it's hard to explain other than what's "in style."

    Party on.

It's not as if more than 10% of them are going to be used off-road, as they were designed for. Let's see, who in here talks about wearing a vehicle?

    Whatever.

poked around Rodo last night before bed to see what the market was doing. Looks like the good TLX deals are gone. They were probably $100-$120 more than a week or 2 back (still 2021s).

Best deal I found on something I liked that had features I wanted was actually a Mazda CX-30. Still in the $300s S&D. Getting hard to do these days.

Turbos are easier to modify for more power. Of course, there will be trade-offs with durability.

Yeah it’s a PITA. I won’t go too far into it, but some knucklehead at the broker allowed a soon to expire (before closing) insurance doc (Flood ins for all six units) go to the lender. That has delayed us until at least Monday afternoon at 3 from 11AM.

I more or less put them on blast last night. I know they are backed up but that was a simple thing to catch.

I caught it because they forwarded an email trail between the processor and HOA rep to me at some point yesterday. That happened two weeks ago so plenty of time to catch and get policy renewal docs.

I think the 08 bubble pop created a lot of reactionary procedure. I can tell from my recent deal shopping that lenders are behaving a lot more within the lines than in the past, which if anything probably means the economic collapse that contrarians think is around the corner may be less likely. No more people being given a short term interest only ARM for 10x their household income.

Ugh! Cars are so much easier than real estate.

We are on pins and needles here. Mortgage company backed up and we still don’t have clear to close for Monday!! Ugh. Apparently since it’s technically a condo they are still reviewing the HOA, etc.

Received our CD three days ahead so that’s good at least.

When I started practicing law I could easily close 10 or more real estate transactions per day; today it's a paperwork nightmare.
