There is no upfront sales tax on a lease in CA, except on CAP cost reductions and rebates, so the numbers you are working from won't be valid.
Ask them for a breakdown of the numbers for leasing. Those numbers are for a purchase. Tax is wrong, and no mention of the $895 acquisition fee.

Is the $39,950 the selling price? We also need the MSRP to help calculate the payment.

Understand that $0 down is not the same as $0 due at signing - at the very least, we suggest you pay the first payment and DMV/registration costs when signing the paperwork.
$450/mo would be unlikely - Audi's do not lease that well. Have you considered a BMW?

With your prices, I get $461/mo plus tax - under $500 even when 7% sales tax is applied.
Dealer may either be marking up the MF for extra profit, or the cap cost is higher than the selling price, if fees and such are rolled in.

I agree with the math, but I'd skip the cap reduction. That money would be at risk if the car is stolen or totaled, and your payment would go up about $15-20/mo.
