It was a dealership in the suburbs. I think the adjusted cap cost is just $44,960 (after an additional $1750 rebate). I haven't yet tried to negotiate that number farther down because the lease numbers looked too high for me to continue discussing it with them at the time.

No... On a single pay lease, you aren't making a large CAP cost reduction.. you are basically putting all of the payments in escrow, to be deducted as scheduled. In exchange for providing the money upfront, the money factor is reduced, but otherwise, it works just like a normal lease.

There is no upfront sales tax in Florida, except on amounts paid upfront. Florida taxes the payment, monthly. That's a really big dealer fee, as state fees are likely less than $300. Also, no mention of the $895 acquisition fee.
They've really just given you a purchase quote, not a lease quote. Some of those numbers aren't applicable to a lease, and other numbers are missing.

If I add $895 to the "Balance", and use that as the adjusted CAP cost, I get $586/mo.+tax.
Adding 7% tax gets me to the $627/mo number.
Other than the giant doc fee, it looks pretty decent.
