5-series deals seem to come and go, but it's not really calendar related. There have been some really high residuals in the past, as an incentive. I'd say 62% is about market correct for 36/10.

KYFDX, wanted to see if I could take this opportunity to see if I have my lease calculator set up correctly. I took this guy's info and calculated an approximate $4,400 discount from msrp. In other words, the number that's needed to get to the $700/mo pmt. My calc's are below. If correct, the $4,400 implies a 7% discount from sticker. Based on my earlier comment, this is about what I've seen based on negotiations on the 540, in other words about the best deal it seems you can get right now? Note that I have ignored the typical $925 acquisition fee that I think is paid up front and not included in the financing. If the acq fee is charged and is part of his numbers then the discount goes from $4,400 to $5,300ish, or a discount of 8.4% from sticker.

Is the $1000 all CAP cost reduction?
So, you'd have first payment and acquisition fee on top of that?
Your calculations are set up correctly. I get the same $659.99

Yes, good point. The 1K could be the acq fee for example, I get it. Sounds like a good deal for that guy based on what I'm seeing at local dealers. Thanks for checking my calc! This will be handy. I also read your earlier post about BMW incentives not necessarily being calendar driven...also helpful. I'm hoping you're wrong though b/c I need to make a deal in the next couple weeks and would like it to be the 540. Again, really appreciate the help/ service from you and Michaell.

We only have the 36 month numbers, at the moment.

And, we believe 7500 miles is only available on the 7-series

If this is KS, I think they tax the monthly payment, not the entire purchase price.

Ask the dealer for the adjusted cap cost; that should clear things up.

Not much of a discount - try for 7% off sticker ($62-62.5K)

For the folks looking for incentive info, you can get it directly from the bmwusa website. Click on 'offers'. You can get a sense for which cars they want to move, at the moment the 3 and 4 series have the credit whereas the 5's don't. For example, on the 540

Monthly lease payments of $679 per month for 36 months is based on an adjusted capitalized cost of $57,259 (MSRP of $61,245, including destination and handling fee of $995, less $3,800 customer down, $0 security deposit and suggested dealer contribution of $186)

or, on the 530:

Monthly lease payments of $589 per month for 36 months is based on an adjusted capitalized cost of $51,435 (MSRP of $56,245, including destination and handling fee of $995, less $3,800 customer down, $0 security deposit and suggested dealer contribution of $1,010).

I agree with Michaell's post that 7% is probably the best you can do right now. I was quoted 6.5% off today over phone with a dealer I've been working with for a couple weeks. Problem is the car already has >500 miles which I don't like on a "new".

The bold face text is not an incentive; it is the discount from the sticker price that the dealer has to offer.

You may be able to negotiate a better price on your own.

FYI - I received $8500 off a $67000 MSRP 540i...this includes a $2500 fleet discount. This is in Houston.

Dealer website stated the vehicle had rear and side power shades...but the vehicle did not have it nor did the sticker list it. The dealer comped me a ceramic tint and a $200 check although it was a BMW mistake and not theirs...my sales rep wasnt awesome, but I was impressed with their manager.

Hi, a more generic question on lease payment calculation - I got a 5 series factory loyalty "credit" of $2,000 - should I treat this "credit" as a CAP reduction, or a rebate which is subject to sales tax?

In addition, what about the fleet program discount - is it a "credit" or a rebate?

The $2000 is subject to sales tax that is used as a cap reduction.

The $1500 fleet incentive is also subject to sales tax.

We've always suggested a 7% discount before applying any incentives, but read through the last few pages of this thread to see what others have been able to negotiate.
