At a $47K CAP, I get $513/mo.+tax, or about $565/mo. Not too far off.

Do you have other deals you can work with? That might help get the best pricing.
The issue with longer leases is that you are likely to have to pay for new tires and/or brakes, as those are wear items.
The residual value doesn't necessarily favor a 45 month term - for Lexus, 36 months is the sweet spot.

45 months is substantially lower payment, as it's 9 more months, for just a six percent reduction in residual.
But, the lower the selling price, the more that advantage shrinks.. Ask them to price it both ways, then make your decision. Lexus has a 4/50 warranty, so you are covered for the entire term, either way.

2017 Base FWD 36/12 residual is indeed 52%.
It helps if one doesn't read from the 2018 residual charts before responding to a question.

I don't know.. the way I find out if I can do better, is to shop around.
But, you've done that, and found a better deal. Only you can make the judgement on whether location and color are worth paying more.
The cap cost is $47700 with the rebate of $3,100 included. I am assuming based on my calculations that the costs being rolled into the lease are approximately $2,050. That is the only way I can get to the payment number of $582.
My local dealer was trying to get me into a MSRP of $56358 and the payment was $602 with zero out of pocket.
So I thought deal on a $58619 RX for $20 less a month with zero out of pocket was a good deal.
The dealer selling me the $58,619 MSRP also offered me a RX without luxury MSRP for $55,559 for a payment of $555 so the difference in the payment was $27 a month and for the term of the lease under $1,000 for an extra $2,300 on the MSRP.
The cap cost is $47700 with the rebate of $3,100 included. I am assuming based on my calculations that the costs being rolled into the lease are approximately $2,050. That is the only way I can get to the payment number of $582.
I wouldn't assume anything when making a transaction of a close to $60,000 vehicle. I'd get iron clad confirmation from the dealer about every number that goes into the payment.
Assuming 15,000 miles per year, 58%, 51% or 49%.
We don't have the Eastern region MF or incentives, but we see .00001 and $3500 or $3100 lease cash in other regions.

My local dealer was trying to get me into a MSRP of $56358 and the payment was $602 with zero out of pocket.
So I thought deal on a $58619 RX for $20 less a month with zero out of pocket was a good deal.
The dealer selling me the $58,619 MSRP also offered me a RX without luxury MSRP for $55,559 for a payment of $555 so the difference in the payment was $27 a month and for the term of the lease under $1,000 for an extra $2,300 on the MSRP.
All included tax and zero out of pocket.
