It's OK to lease a demo vehicle, but there will be an adjustment to the residual.
We do not recommend any down payment on a lease. Ask the dealers to give you a payment quote with only $1000 due at signing.
Better to get the selling price or the adjusted cap cost for these quotes.

That deal is dirt cheap, you should grab it.
If they aren't willing to discount the demo any more than the residual reduction for mileage, might as well stick with the new one.

They discounted car price from MSRP $52814 to $48060 and from this price subtracted additional $2800. You are correct that the 2017 inventory is getting thin; adding $13/mo to the deal for the one remaining payment isn't a bad price to pay. I doubt you can get a similar deal on a new 2018.
In SF Bay Area, just tonight bought a 2017 RX350 FWD Premium w/Nav. Fwiw, I had several dealers that were willing to go $6k off MSRP plus the $2k customer cash for a total of $8k discounted off MSRP. Got the buy rate for the MF (.00010) which one dealership tried to mark up. Ended up with a "net" deal so they allegedly made no profit (but that's hard to believe).
There were 2 stores that had demos with 150 miles on them that they were willing to discount $200 or $500 further but the colors didn't work for me. (Not loving the new parchment with all the brown but some do). Did the usual 36mo/12k mi w/55% residual. The cars are moving fast though - got the one I did because someone didn't show up so whew. Happy to share names and dealers if anyone needs that info... if it's allowed here, can't recall. Also happy to share numbers if that helps but the key info to me was that most dealers were willing to do the $7-8k off MSRP all in.
