I have found a deal to lease with Msrp of 49062 sale price of 43702 tax is 5.1 no rebates in my area trying to decide if I should wait till next week and see if they add rebates. Any thoughts

Residuals won't change, as they are good through October 31st.
Money factor is already as low as it can go.

I would chance it, but I don't want a Sienna. If you have other options in mind, it won't hurt to wait.

Hi. I am in Texas Zip Code 76006 and am still interested in leasing either a 2017 Sienna L or LE for 36 months. My nearby Toyota dealer still has (1) 2017 L and several 2017 LEs on the lot. Can you please provide the Money Factor and Residual Values for 12K miles/year as well as 15K miles/year for October 2017? Also, are there any cash incentives/rebates/dealer cash for leases out for Siennas this month (October 2017)? Last thing, will the lease support for the 2017 models end on October 31st? As always, thanks in advance for all the great info you provide.

Msrp - 43,239 (57%) Purchase price - 38,239 Total all Fees - 1,200 Pre-tax monthly - 490.75 After tax Payment - 536.63 Backing into the MF with these amounts I get .001246 . You have the wrong residual, which causes you to impute the wrong money factor.
Assuming your purchase price is also the adjusted CAP cost, the payment should be $438/mo.+tax

Chances are... that isn't the case. Ask the dealer for the adjusted CAP cost and a reconciliation of that number to the selling price you've been given.

Thank you for the input and advice. Follow up question - the dealer made reference to positive equity on my current lease (2015 Highlander XLE AWD 36/12k - currently under mileage with 5 months remaining). How is this determined?  Do I just have them reduce the cap cost of the new lease with this?  

Last question- what is the MF and RV of the 2017 Sienna XLE AWD 7 passenger (not premium)?

They get the current payoff on your lease, then they put a value on it as a trade-in. You should do your research, to make sure they are offering a fair amount. Anything positive is yours. You can use it as a CAP reduction, or you can ask them for the money.

Add 2% to the above residual for XLE, non-premium.

Don't have your region, this month, but in most other regions they are still offering .00001 MF

I hope this is the last time I ask about the Residual Values and Money Factors for a 2017 Sienna L in Texas ZIP 76006. The best offer I have received is $379/month with true $0 down on a 2017 Sienna L with an MSRP of $31,358 and selling price of $27,471 for 36 months/15K. I still think this is way,way too high. I used a 53% Residual Value and 0.00001 Money Factor, rolled in fees & taxes to get a Cap Cost of $28,331 and got to $346/month using my leasing calculator app. Any suggestions??? Thanks in advance for all your great help as always.

You only added $860 for fees and taxes?
Texas taxes the full selling price, even on a lease.
Ask the dealer for the adjusted CAP cost.
$30,250 adjusted CAP gets you $379/mo.

It's doubtful that an app will properly account for Texas sales tax.
