Your selling price is definitely before rebates have been deducted.

To get that payment, you'd need about $4400 of other charges (tax, acquisition fee, dealer fee, DMV, etc)
Ask for the adjusted CAP cost and an itemization.
Also, ask for the money factor.

Lower credit = higher rates.
But, it's likely they are marking up your rate, as well.

Just FYI, some folks on the BMW forums are reporting that there was a notice to dealers that the buy rate for July’s money factor is back to 0.0166. 

Have you you guys heard anything about that?

You want to target 12-15% off MSRP for the demo, before incentives.
