36 months is the sweet spot for Mazda, this month.

There are 24 / 30 / 33 month numbers, but the MF is over .00200 for each of them.

It looks like I will be able to sign a 36/10 lease today. The key problem was my work visa (E3) that has 2 years validity and bank wanted letter from employer that they will extend my visa when it expires. So now I should be able to get the 3 year lease.

I have to say this forum has been a huge help to work out what base MF, RV and other incentives I should ask for. I was able to negotiate following deal on CX-9 GT:

MSRP: $43,210
Selling Price: $40,936
Lease Cash: -$330
Lease Loyalty incentive: -$750
Fees (Acquisition, dealer doc, title): +$1345
MF: 0.00061
RV: 61% ($26,358)

Monthly payment: $423 + tax (total $466 for zip 98004)
Down payment: $1500 including first month's payment

I used KBB, Edmunds and TrueCar to get the fair purchase price so I don't think there was any room to go lower. overall happy with the deal.

Higher trim levels often have lower residuals.

But, the Signature residual has been very low, ever since it came out. I couldn't justify the higher payment for that model, over the GT.

offer is $2000 down $340/month for 36 months, 10k miles
$850 of that 2000 is the lease payments on my current car that I'm getting out of. So I would put $1150 down in this case.

What do I need to ensure this is a good deal for me? MF/residual for 10k miles vs 12k miles, and I plug it into a calculator?

Get the selling price and adjusted CAP cost, and verify they are using the base money factor.

I have a corporate discount for mazda E plan pricing which is 4% off invoice.  On top of that I'm getting $330 lease credit $1100 rebate and $750 loyalty.  Only part I'm trying to figure out is the due in signing portion of $2440.  Does that seems about right?

It seems right to me. That due at signing number is just the sum of the $595, $75, $1,294, $137.50, and first month's payment.

The money factor is marked up the maximum allowed from the base rate of .00065.
If I add the fees, and first payment... then deduct the rebate and $3000 upfront, I get an adjusted CAP of $36,720 and a payment of $360/mo.+tax, or about $386/mo. That's not too far off... The difference could be tax on the rebate and CAP reduction.

The money factor markup is adding about $34/mo.
So, with $3000 upfront and the base MF, the payment would be about $361/mo.
Or, with the base MF, you could put just $1800 drive-off, and keep the same $395/mo. payment.

The acquisition fee is $595, so that looks about right.

So, with the calculations correct, the only question is if your discount is reasonable.
