We don't have the MF for the Eastern Region; we see .00015 for Central and .00030 for Southern.

Subtract 2% for 39/10

Right - just a way to buy down the payment. We recommend against it. And, the money would be lost if the car is stolen or totaled during the lease.

Just closed a 2018 gx460 premium for $0 down, paid the first month and $541/month for a 36/10 in Chicago. $60,065 - $6000 off .00015mf and 61% residual

With those prices, I get $517/mo.

The cap cost would have to be around $56,000 to get to your quoted payment.

Ask the dealer for the breakdown between the selling price and $56K.
