Updated on this - dealer emailed me back, said that they add in $700 in 'add on's and that is the difference in the price of the car, which to me is absurd.

"Our Dealer add's are $697.50 on every car which is half of what our competition charges. Also you might not be figuring the monthly tax rate"

I think that's about as low as you will see. I've never gotten a dealership in AZ to go more than $1500 below invoice, and they still force you to pay "invoice" on thins like their added tint and other things.

Was in yesterday for an AWD CX5 Touring Preferred and was able to get MSRP down to around $27.7 I believe MSRP was around 30-31 with preferred package. 3yr/36mile. Couldn't get monthly down below around $369 - looking to be around 315-330

With those prices, I get $256/mo before tax. Add roughly $30/mo for each $1000 in taxes, fees, etc, you roll into the payment.

Make sure you've told the dealer you are leasing - that $27.5K price may be for purchase only

That seems similar to my deal on a soul red grand touring fwd, yours is higher msrp, i paid nothing down and $393 in drive off inclusive of first months payment.  Here is my exact deal.

Here's the information you've requested. With Zero down, you'll need 393.49 as part of drive off fee(753.49). Drive offs are First Months Payment(327.74 at 7.75% tax rate) and License Fees/Plates (425.75). The rebate of $360 actually covers part of the (753.49).
