Term is 36 or 39 months depending on which is the better deal, 7500 miles/year, residual value is 58%, MF is .00055, and they are giving $2,500 lease cash back. I’m also willing to put down $2,000. My numbers aren’t adding up to the dealer’s numbers and I can’t figure out why. Can you tell me what my payments should be with tax in for 36 months and 39 months? Zip code is 33175.

What payment is the dealer quoting? And, find out the adjusted CAP cost the dealer is using or that quote.
If I use $52,536 as the cap cost, I get a payment of $531/mo, plus tax.

They told me they wouldn't be able to make the MF at 0.00065 because they would lose money. Not sure if thats true or not. The higher the price, the better the MF was. The cheaper the price, the higher the MF. They originally offered me 0.0115 at 52,500, but came down to 0.00085.
I also need to clarify with them as they quoted me $638.63 a month (again, not sure if that's with or without tax... seems to be with tax). I calculated $597 a month with tax.

You don't have all of the numbers. Get disclosure of all of the fees. It's likely that your $2000 isn't enough to cover the first payment and all fees. Especially, in Florida, where dealer fees tend to be onerous. Until you know if you have excess or a deficit from your $2000, you can't calculate a payment. Ignore the tax number from your document. That is for purchase only.

Ask them to break out the fees. The $795 stuff is junk.
Politely tell them you want the base MF, or you find another dealer.

Seems about right, if it's just first payment due at signing.

I get $568/mo, tax included, if I subtract the $2500 from the $55,036 selling price.
My guess is that some of the $2000 up front cash is going to cap reduction.
Ask the dealer for the breakdown of how the $2000 is applied.
I guarantee you that every Florida dealer has fees - large ones. They can't help themselves.
Option 1 - 1st month only due at signing total monthly payment 599.43 Option 2 - all inception fees paid up front (including tax) monthly payment at 503.71
Any opinions on whether option 1 or 2 would be better to do? I would assume option 1 as I tend to return my lease a little early so I won't have to pay all of the inception that comes with the lease?

That looks right. I'd stick with option 1
