I'm out here in 60601 - did I do this math right, and is this a good deal? I used the Edmunds hand calculation methodology.
State tax in Illinois isn't collected on each lease payment. It's calculated on the sum of the lease payments, but collected upfront. So, you have to calculate it on the $721.07 amount X 36, then add that amount to the Adjusted CAP and recalculate. It will change the result slightly.
Also, it makes sense to pull out your non-taxable fees (DMV), and pay them upfront. If you roll them into the CAP cost, you are paying 18.5% tax on them.

My sheet from the dealer has me paying $412 in fees at signing, which is the sum of all of those doc, license, etc. fees.
It does not state that I'll be paying all of the IL State Tax at once - in theory, that would come in the Amount Due at Signing section. Is that an oversight on the dealer's part, or is the assumption that they're paying it up front and charging me interest on it?
The IL tax is paid upfront, then added to your adjusted CAP. Since it's in the CAP cost, it won't be due at signing. (not in practice or theory). Anything in the CAP cost is subject to finance charges.

I would not recommend putting down $4400 on a lease. You are only fooling yourself that you have a lower payment; in reality, it's over $750/mo. And, you'd lose that up front cash if the car were stolen or totaled before the end of the lease.
Is the cap cost the negotiated price, before incentives, or after? We recommend you negotiate 7% off the MSRP, then deduct the incentive.

The base APR with the $1500 credit is 2.25% APR.
That's a pretty big markup to the financing. But, it's also a 10% discount off MSRP. About an $1800 markup, total. Most BMW dealers will attempt to markup the financing, but it's usually just 1%. Assuming you have top tier credit.
At the base rate, you could put down just $8200 and get the same payment.

MSD monies are not the same as a CAP reduction. If something happens to the vehicle, you'd get that MSD money back.
$1,000 due at signing which includes 1st payment, tax on cap cost reduction, and registration fees. Already negotiated down from starting offer of around $680 so don't think there's much room left.

Just seems like financing is a better dealer, and even though the interest rate can be a tad lower, the cost of debt is still amazingly low.
My calculations show finance at $3300 under invoice after rebates. Finance rebates are $3500 and lease rebates are $1500. Thoughts on this?
Financing is great if the idea is to keep the car 5+ years; leasing is better if you want a new car after 3 years.
And, yes, the marked up MF is adding $35-40/mo to the payment.
