So I visited an Acura dealer today after negotiating preliminary price via emails.
Here is a deal they offered -
    2019 Acura RDX SH-AWD base
    MSRP - $40395
    Incentive - $3175
    Dealer discount - $2619
    Selling price - $34601
    RV 56% for 36/15k
Monthly $564 (zero down lease). They also offered to cover the $564 for the first month, so spreading that $564 over the remaining 35 months the monthly price would be $548.33
The taxes and fees if I remember correctly were approximately $2500 (NJ tax, acquisition fee, doc fee, DMV, tire etc etc).

    How does this deal sound?

    .00215 and 56%
Are you paying the taxes and fees up front?

I get $456/mo with your MSRP and selling price.

Ask the dealer for the adjusted cap cost they are using for their quote.
Actually MF is 0.00225 (I can bring it down to 0.00215 with security deposit) and the monthly $564 is calculated with $2500 worth of taxes and fees paid over 36 months, so I guess are added to adjusted cap cost.

If I use the higher MF and add the $2500 to the selling price, I'm now at $537/mo.

Closer, but it would help if we had exact numbers, and not approximations.

Every Acura dealer gets that incentive, on every lease deal.

Now that you know about it, factor that into your price offers.

Yes, if you think 7% off is good, then $42408 minus $3175 = $39233 offer.

There are no published 20K residuals; the highest Acura shows is for 15K.

You'll have to talk with your dealer (Courtesy?) about how the extra miles will affect the residual.

On most leasse, the goal of the lease is to pay one month's payment and local DMV fees and nothing else upfront?

Hi. I am shopping around for a new 2019 RDX lease and so far the dealers near me (Irvine 92614) have not been able to beat the "national loyalty ad". The offer details I received from one dealer so far is this: residual $22,653. MF .00225. MSRP $38,395. Car discounted price $33,627. They quoted me a lease payment of $379 per month for 36 months. 10K miles per year. $2999 due at signing plus drive off fees totaling $1200. And they agreed to pay my final 2 months due on my current CRV lease (about $550). What do you guys think? Is this a good deal? I am trying to negotiate further between these dealerships. If all goes well I might end up buying this car at the end of the lease too. Thanks so much!

I just received another one from another dealer.  It is similar to the first offer:  For 2019 Acura RDX Standard FWD:

    $38,395      MSRP
    $4,065        Discount
    $1,000        Rebate
$33,330      Vehicle Selling Price (After Rebate)
    $595           Acquisition Fee
    $85             Doc Fee
$140.63      Tax on the rebate, acquisition fee and doc fee
    $550.75      Registration
    $34,701.38 Balance at the end
    $22,654      Residual Value
    0.00225      Money Factor

The advertised lease special is $2,999 + tax, title, license. etc. which ends up being $4,038. The payment, according to the ad, would be about $409/mo incl. tax. They reduced it slightly to $399/mo incl. tax. It is for 10,000 miles per year / 36 month lease.

    Thoughts?
So any thoughts on these offers? I have not found anything better yet. thanks!
    With a $3175 Acura-to-dealer incentive, I'd want a bigger discount than $4065.
    $890 off of a $38K car isn't that great.

But, competitive shopping is the way to a better deal, so you are on the right track.

Thanks! That is an interesting point considering the incentive. So I should keep negotiating! They recently lowered the monthly payment to $379 per month. What if I ask them to make this an AWD instead of a FWD?
By the way, they also agreed to take over my current CRV lease and not just pay it off, but keep the car and take it off my hands (it ends in 2 months). I also just learned that I am almost 20,000 miles below the mileage restriction on my lease! So I could make about $2 or $3K on the car if I bought the car off the lease and sold it separately privately. Should I use this as a negotiation strategy and use it to help knock down the price of my new car, and hence lower the monthly payment? With my new RDX lease I want to really focus on getting the car price down, as there is a good chance I end up buying this car at the end of the lease if all goes well with it. thanks!!

The numbers are the same for both FWD vs. AWD.

However, the prices on the AWD are higher, so you'll likely end up with a larger lease payment.

If you have equity in your current car (and, you should get an independent appraisal at a CarMax, to be sure), that is something you can negotiate with your Acura dealer.

So just to be clear, we should be subtracting the incentives from MSRP and then trying to negotiate the car price down from there, correct? Because it appears that dealers are calling the incentives a "discount" on the price of the car.

Correct. But, you aren't changing the cost of the lease, you're just front loading it.

And, that up front money would be lost if the car is stolen or totaled.

The $3175 is, factory to dealer so it would be reflected as the "discount" the dealer is offering to you.

Use the knowlege of the incentive to target your best price.

    MSRP?
    Selling price?
    Adjusted CAP cost
    Actual amount Due at Signing?

Any time a dealer has to cover costs on your current vehicle, that increases your cost on the new one.

    $3175 incentive

The adjusted CAP cost would be helpful.

Without adding tax or fees, I get $560/mo. So, it would seem there is something else lowering the price.

Otherwise, I'm not impressed with a $4700 discount, considering the $3175 incentive.

    .00215 MF and 56% residual
    $3175 incentive

The adjusted CAP cost would be helpful.

Without adding tax or fees, I get $560/mo. So, it would seem there is something else lowering the price.

Otherwise, I'm not impressed with a $4700 discount, considering the $3175 incentive.
@mrmotown you can do way better. Just an fyi, I leased a $40395 base awd, did a $0 DAS lease as well, 36/7500 miles( got rollover miles from my 2017) which gives me 11k per yr. for $455.00 per month. They did buy my 2017 RDX from Acura, so there must of been positive equity.

When does the $3175 incentive ends?

Current Acura programs run through July 1st
So just to be clear, we should be subtracting the incentives from MSRP and then trying to negotiate the car price down from there, correct? Because it appears that dealers are calling the incentives a "discount" on the price of the car.
The $3175 is, factory to dealer so it would be reflected as the "discount" the dealer is offering to you.

Use the knowlege of the incentive to target your best price.
Can you please elaborate? For example, one dealer offered me a lease deal where the car price is $33,330 due to what they called a discount of $4065 and a $1000 rebate. Knowing the MSRP of $38,395, this means that they are using the $3175 incentive and then taking off another $1890 for me, right? Would this be considered a good deal? I am trying to focus on the car price with this lease negotiation. I might end up buying this car after the lease ends. Here are the rest of the lease offer details they gave me: $595 Acquisition Fee. $85 Doc Fee. $140.63 Tax on the rebate, acquisition fee and doc fee. $550.75 Registration. $34,701.38 Balance at the end. $22,654 Residual Value. 0.00225 Money Factor. The advertised lease special is $2,999 down + tax, title, license. etc. which ends up being $4,038. Lease payment is $399/mo incl. tax. It is for 10,000 miles per year / 36 month lease. thank you!

Yes, the incentives are included in whatever price the dealer offers you.

We don't track pricing for each make and model; too many to keep track of. You can read back through the last few pages of this thread to see what others have been quoted, or you can use the Edmunds TMV tool to help with your research:

You can do better than the advertised lease special.

-->I'm looking at the same vehicle/deal. What was their selling price? How many miles did you have unused from your 2017?

OK thanks. I am learning a lot here! I just received another offer from a different dealer. The actual price of the car is better than the previous offer listed above. This one is $31,393 which includes the discount and $1000 loyalty rebate. So it is cheaper by $1937 than the other offer. Which is great but it has a much higher monthly payment somehow, so i am not a fan. $465 PLUS tax. Less initial out of pocket though, $2393 which includes downpayment, all the drive offs, and tax. So I save about $1600 in initial payments vs the other lease which comes to only $44 a month which does not justify the higher monthly payments on this one. Same residual and MF. I am going to hold off and keep trying to negotiate. Question - When do you think i should bring up the equity in my CRV lease I am turning in? Both dealers agreed to take it off my hands a little early. I assume they want to buy the car off the lease. What they do not yet know is that I am 20,000 miles under the lease limit! I could make $2 to $3K on the car if I bought it off the lease and sold it myself. My goal is for them to take this and have them put it toward the price of the car and reduce it further. Correct? Or to remove the downpayments / initial fees perhaps?

You need to get an independent valuation of the Honda, and also a payoff value, so you know what the positive equity situation is, and not let the dealers take advantage of it.

With the information in hand, you can bring up the trade in whenever you'd like.

Knowledge is power; the more you know, the less power the dealer has.

OK I will, thanks. Another question - I assume that with this latest offer the car sales price is really good, based on how far it is reduced from MSRP (sales price quoted to me was $31,393). I should use this number and keep negotiating with the dealers, correct? To try to get the car sales price as low as possible, and then work out the lease arrangements from there. Right?

Correct. Be on the lookout for junk fees and a bump to the MF.

Is the 3175 incentive considered a cap reduction or a rebate?

It's a factory to dealer incentive, and will be part of any price offered to you by the dealer.

Can you please provide the MF/residual value and incentives for 36mo/15K lease of 2019 RDX with tech package, zip code 06085?

I am considering a purchase but leasing seems to have better incentives ($3175 posted in above posts). Can anyone pitch in whether I can lease and within 3-6 months do an early buyout of the lease using outside financing (credit unions offering much better terms than Acura)? Are there any penalties charged by Acura? Do banks do this?

Yes, you can buyout your lease early.
You'll incur a $595 acquisition fee by leasing.
You'll pay tax on the monthly payment, until you buy it out. At buyout, you'll owe sales tax on the buyout price.
Also, check to make sure your CU won't charge a higher rate on a used vehicle.

Thanks for a super prompt response! A quick followup question...when you do the early buyout do you still pay the interest portion of the remaining monthly payments or just the depreciation part? It wouldnt make sense to pay the former but since it is a lease and terms dictated as per Acura's contract and wondering if Acura will let go the interest portion...

Also, are there any early buyout penalties since the buyout will be pretty early in the lease term?

Thanks for the pointer on new vs. used interest rate at CU. Some of them go by year of model and I plan to use one of this kind.
