    So I probably know that the offer I got is not good :) So I am hoping to get some numbers on what should I target here.
    For the SH-AWD with Tech, MSRP: 52295, discount $6005, selling price $46290, options : $995 (lease wear) Sub total: $47285.
    Lease: $570.87/mo for 10k/yr, 36 mo. with $3000 down. Zip 19477 in PA.

    Considering the incentive, I'd want at least another $1000 off MSRP, and I'd skip the $995 lease wear/tear insurance.

    Effectively, if those two things happened, you could get the same lease deal with just $1000 due at signing.

    Hello, there.
    I recently got an offer to get lease for 19 MDX
    Please see my offer.
    2019 MDX Tech AWD
    36 month with 10k miles/year
    $490 monthly plus tax and $3000 down.
    Zip is 98502.

    The residual value 57% of MSRP $52295 = $29808
    The money factor is 0.001

    The sale price of the MDX is $46195 including the $899 Pro Pack that was included.

    All Leases (not just Acura) have an Acquisition Fee.  Acura has one of the lowest of $595 and a Doc Fee of $150.  Total $46940, but the selling price was $46195.

    I know a one-pay lease was discussed a bit earlier in this thread. Does anyone know if the MF of .00003 for that is correct and if it changes per month or similar?

    Further, as per https://www.acurafinancialservices.com/leasing/one-pay-lease, GAP is included with one-pay leases, so theoretically there really isn't any risk to doing this. Am I wrong in that?

    Ask for the adjusted CAP cost, and how they calculated it.
    You might find some points of negotiation.
