When I checked the TMV, it shows $45,327 as Edmunds Suggested Price for 2019 MDX AWD w Tech (MSRP: $52,295). I am confused as it is $43,795 (MSRP - Factory Incentive). For example, if I receive an offer of $45k as sales price, then is it a good deal as the sales price is close to or below Edmunds Suggested Price?

The incentive is factory to dealer, so shouldn't be part of the TMV price.

Dealer incentives are different for buy vs. lease. If they don't know you are leasing, then any quote they give won't be valid.

A few updates. Yes, the Dealer was aware of the lease. We went to see if we could negotiate a deal. They immediately accepted the reduced price for a lease. Their MF was pretty close so it wasn’t a major concern. I brought up the $8500 incentive. They eventually acknowledged it and said they would apply the incentive, only what they did was remove the initial negotiated price and just applied the $8500 to the MSRP stating that we can’t have our cake and eat it too. After going back and forth for a while, we decided to walk given that they weren’t budging. My understanding is still that the incentive can be applied after the negotiated price since it is a factory to dealer incentive.

Can't say I'm surprised to read that.

Yes, you should negotiate a discount from MSRP before applying the incentive. You should have been able to reach some sort of middle ground with them.
