Update I went to a dealership on Monday for a 2019 MDX ASpec package36/12K:
Tried asking for $50,000, which is 11% off MSRP and then adding on the incentives. $8,800+$1000 conquest incentives, I was aiming for a $530-$550 payment. They wanted $3K-$5k down and kept throwing 39/12k at me for $600+. They kept using the incentives as their $10,000 off MSRP draw, without actually discounting the car. Called me back offered me 5% off MSRP plus incentives, but still wanted $3k down to make up for the initial 5% discount. Thank you for all the information provided in this thread it has allowed me to have an upper hand in negotiating and understanding the leasing process. The hunt continues.

I think the $4000 difference is on the 2020 model

Finance: 0.9% APR and the dealer gets $6500 from Acura

I don't show any difference in incentive, if you take a higher rate. That doesn't mean there isn't something on the back side for the dealer, though.

That is an effective discount of only $2200.

I've been quoted in the $57k to $58k range on a car with an MSRP of about $61k in order to take advantage of the financing, this is with incentives and Acura loyalty included. I was expecting a better price is this a good deal? Thank you.

If you take the 0.9% rate you won’t get the Acura incentive

No incentive if you take the 0.9% APR financing
$6500 dealer incentive if you take the Standard rates (likely 5.9% APR, or so)
$1500 incentive if you pay cash
$8800 incentive if you lease.

Given that there is $8800 worth of incentives, you are effectively paying over sticker.

I'd work on getting a discount, then apply the incentives.
