Incentives : $8800 + 1000 loyalty (turning in a 2016 MDX lease)
CAP : $39285
RV : 53%
MF : 0.00215
Term : 36Mo-10K
Tax - 6% (rolled in from what i'm told, but..)
DAS - 868 (1 St Month + Title)
Monthly : 489.34 (Tax Included)

Seems decent 6% off MSRP pre incentives seems less. More room there to negotiate? Also 990 destination - hearing that is standard ; some dealers seems open to nudge/waive it. Is that standard? Also OH collects taxes upfront, so the 868 DAS does not seem to hold unless it is rolled in

I am hoping to get this to 475/-

Take a look at the window sticker, and you'll see the destination charge. It is part of the MSRP.

The calculations look good. The tax is paid upfront but the amount of tax is rolled into the adjusted CAP.
Ask for the adjusted CAP cost, and see how it compares. I don't see the $595 acquisition fee in your list.

If you want $475/mo, that is $500 more off the price. Just ask for it. Your deal is good, as it stands

When I plug in your values of .00110 MF and $2725 incentive along with dealer's Msrp: 52,695.00 and Due: $3,999.99 (i assume this goes in downpayment) all this here on the lease calculator, I get a lease amount of just $97.
