Thanks. May I ask what the name of the incentive is or what it's regarding? This way I can point it out to the dealer? Is it a lease incentive (perhaps, loyalty in which case I'd have needed to be on Honda's books before) or a financing incentive?

They ran my credit score and it came back as 711 which should be Tier 1, right? Is it just me, or are they are giving me a deal on front end and are trying to hammer me with incorrect MF for my credit tier on back end?

Hmmm, thats odd. In order to get to their $270.89 per month number, I had to enter my above information and 0.002695 or 6.469% = $270.90 - Thought that was right?

Beyond that though, why did they come up with $270.89 and you came up with $264.57?

Can you post a screen shot of your calculations?

Only two real variables in a lease - the MF, or the cap cost. And, Honda dealers don't really mark up the MF, so I'd confirm with the dealer the cap cost amount.

Dealer told me Money factor is .00159. Cap cost is $22,500.

I am also likely going to change my down payment to 825.81 and was told:
3 year 12k with $825.81 is $282 month and 15k year is $297 month, does that sound about right?

My payment still hasn't changed, as the cap cost is the same as in your original post - $264.57

36/12k with $1200 (1st mo. pay $270.89; DMV/Fees $437.45; Total Cap Red. 491.66)
36/15k with $1200 (1st mo. pay $293.21; DMV/Fees $435.77; Total Cap Red. 471.02)

So, if the selling price is the same at $22,500, the adjusted cap cost will be slightly different based on the Total Cap Reduction

Ask them for the adjusted cap cost for each of their quotes.

If I subtract $400+ from the $22,500, the payment will go down roughly $15/mo.

It's possible the acquisition fee of $595 is not being accounted for - ask them about that, too.
