1) CA restricts the maximum doc fee to $85. Technically, you could negotiate it, but it would be easier to just negotiate the price of the car. Mazda Credit lease acquisition fee is $595. The rest of the fees go to the CA DMV (title/registration, tire fee, etc,etc). Those are fixed, and non-negotiable. If you see something else, question it.

2) I'm pretty sure the $1110 is a customer rebate, and will be taxed

3) Anything rolled into the CAP cost is subject to being taxed, along with the rest of the payment. You should pay non-taxable fees upfront, so that doesn't happen. Non-taxable fees are anything going to the state. You should also pay any upfront tax on rebates, upfront. If you roll that into the payment, it gets taxed again.

Your tax number seems low for TX, as they tax the full selling price. Do you have a trade-in?
Is $31,715 the adjusted CAP cost? Or, is that plus taxes and fees?
If it has additions to it, why is is already $1255 more than the Sale Price?

Your residual doesn't match up with the MSRP and residual percentage.
If $31895 is the actual MSRP, then the residual should be exactly 63% of that number.

It does not include the incentives. I was going to put $2000 plus first payment. Tax for my area is 6.25% and in Texas, as you know lease cars are taxed at full value.

See if you can get the adjusted CAP cost, and clear up the MSRP/residual thing.

I'd probably go with the $1000 due at signing option.

Only way to improve it is to negotiate a lower price.

$1800 discount might be fair, but it's definitely not worth a money factor markup.

The dealer can't alter the residual for the indicated term/mileage

For an AWD Touring model, 36/10, the correct residual is 62%, anyway.

Makes me wonder about their first quote?

This is zip code 40222 and the quote was for an AWD.

You need to confirm the MF the dealer used, and if the adjusted cap cost is different (read: higher) than the selling price.
