2020 Land Rover Range Rover Sport Lease Deals and Prices

Hello, I’m trying to negotiate a 36/10 lease on a 2020 RR Sport HST purchase in NJ registered in NY. I asked the dealer for the breakdown as the numbers aren’t making sense and here is what they sent (I realize MF is marked up slightly) Is there something else I’m missing? Thank you!

The cap tax seems high - what is the tax rate the dealer is using?

I wouldn't start a lease with $4000 out of pocket - first payment and registration costs only.

If I add all of your fees/taxes to the sale price, then add first payment, subtract $4000 upfront:
$90,112 Adjusted CAP cost

Which results in a payment of $1268/mo.
$43/mo for that "slight" money factor markup.

I don't see anything wrong with $4K upfront, considering that sales tax alone is $4250.
