Basically, the dealer is asking you to pay full MSRP.
The dealer gets a $5000 incentive on a purchase, so the selling price on a lease should be $1025 lower than on a purchase.

I'm also deciding whether or not to finance at 0.9% APR or lease then buy with such a high MF + I'll be driving around 17k miles/year.

The infomation I have shows either $1000 with regular APR or $5K with the .9%.
But, it's possible that's reversed, and your dealer is correct - rarely do we see that combination of the large incentive and low APR bundled together.
