Your Gross Cap Cost seems high. Since there is the $6800 dealer incentive, its price is $49845 which is only $2500 discount from the MSRP, only AFAIK, the calculation is Gross Capitalize Cost + Tax & Fees, then less the rebates. The incentive should lower the GCC first and the rebates act like the downpayment. So, on the paper I put down $2000 (rebates) + the first month. You may or may not qualify for the rebates... The three dealers in my area were within a couple of bucks, monthly payment wise.., Norris, Rosenthal and Chevy Chase in MD. I chose Norris because they were more willing to deal.

If you aren't a current customer, the bank requires a security deposit to get the base rate. Otherwise, it's .00010 higher.
I wouldn't put $5000 upfront on a lease.
With $2000 upfront, the payment would be around $530/mo. That's about average.

The dealer came back with the response "you're looking at MSRP 52395 and $520.78 monthly plus 88.75 tax on your conquest."
I know in NY, the tax is levied upfront on the lease payment.
What do you guys think about this?
The tax mentioned is the tax on the $1000 rebate. That is in addition to the sales tax on the payments.
Did they give you an adjusted CAP cost with tax and acquisition fee? Did they disclose the money factor? What is the amount Due at Signing?
They provided me with below: Residual vaule 28,817.25 (55%) Money factor .00225 Rebate 6,800 lease cash First Month 520.78 Tax on conquest 88.75 Doc fee 104.16 Due at signing 713.69 + plates
If I add $1500 for sales tax, I'm just a few dollars over that quote.

I’m also looking to leasing MDX A-Spec but i’m confused on how you guys getting cap cost to be at $40-43k when there’s only $6800 incentives? 89119 36/12k

Here is my experience. I emailed a dealer that I was interested in a MDX. I visited and test drove one. They asked if I wanted to take it home. I told them I would if the price was right. They gave me $650/month on 39/12k lease. I laughed.... They asked what they can do. I told them that I know about the incentives, MF, and residuals on the MDX lease and would not pay more than $500/month, I would take it home. That's when they came back with the initial $516 quoteu. I might have gotten it at $500/month, but they kept pushing 39 months and it was not right for me. I left the dealer and emailed few others around the area asking to beat the quote. That's how I got $507/36/12K. Don't be afraid to visit, haggle, and feel bad about the dealers. They always make money, otherwise they wouldn't sell it at the price.

With that adjusted CAP, I get $384/mo.+tax
That is over $30/mo. off of your quote.
If you have $5000 upfront, it seems that after 1st payment, DMV/doc fees, and acquisition fee, you wouldn't have over $4000 left for CAP reduction. (more like $3200-$3300)
I'd verify the numbers.

I've never leased before so I'm all new to these calculations.
Recently got quoted:
$4k down, $490monthly, 10k miles, selling price $43k (MSRP $55,895), RV $31,301
Seem like too much at $4k down and seems like RV is too high.
I'm willing to lease, but never have before....
What is the dealer's incentives for lease on this. I would qualify also for conquest, own 2013 BMW, not trading.
So far, dealer has said verbally 11,000 off MSRP if I lease, but no specifics on lease......
