Honda to dealer incentive. To take advantage of it, you have to negotiate a low selling price

Negotiating a deal for an SE now but have a few questions. Dealership is offering to take my current Pilot lease that has (4 months of payments left on it) as a trade and said "there would be no ties to that vehicle for me once I sign the paperwork on my new Pilot SE lease. I have maybe $50 equity that's it. Does that mean I am no longer responsible for the last 4 payments? What about mileage overage and lease turn in fee? They quoted me cap cost of $34,980 but then quoted me with zero down as a $448.14 monthly payment. I did the math and with admin fees of about $1500.50 which I got off my last honda pilot lease paperwork I figured the payment should be about $410.98 a month. My fees I used to add to the selling price were as follows:
100 title/reg/license
595 acquisition fee
689 Pre Delivery Service Charge
66.50 tire/bat/rental
50.00 MVWEA/ELEC filing
TOTAL 1500.50
It would appear that the dealer added about $1400 more into my $1500.50 fee and I am waiting on them to tell me what that is for but I am guessing it could be mileage overage as I am currently about 5,594 over and at .20 that would be 1118.80 + a turn in fee of $350 would equal $1468.80. I have never turned a lease in early to a dealership before so was not sure if a dealership typically rolls in your overage mileage and turn-in fee to your new car lease gross capitalized cost?

I think you're on the right track - those end of lease charges don't just magically disappear when you return your lease early.

You need to get clarity as to whether the dealer is taking the old car in trade (where the trade in value could be higher than the remaining obligation, due to the inflated values across the used car market), or terminating the lease early, in which case you are responsible for the remaining payments and mileage charges.

Better yet, why not wait four more months and not have to worry about any of this? It's not like the 2021 Pilot will be going away before January.

The incentive is part of the discount/selling price. Honda to dealer.
