Here is my opinion on X5 deals. I test drove one today. They gave me lease numbers and I was very cordial and smiled. On a 66,975 MRSP they wanted $2500 down and $906 a month. 36 month at 12K a year. The discount of course was off MRSP which basically means they were giving me the vehicle a little above invoice. All rebates available were included. Then gave me another $2500 off, but I was giving it back on $2500 down. There is a dealer fee of $799 and marked up acquisition fee for an extra $300. There money factor was not on print out but suspect was marked up. Bottom line is terrible deal. If you follow the numbers one knows what is going on. There is also the COVID-19 speech they give about inventory. What I am going to do is wait towards the end of the month and then say lets make a deal.

That's a decent discount from sticker; I'd recommend getting the dealer to share a screenshot of their worksheet to we can review all the numbers.

Doc fee in CA is capped at $85.
In that case, IMHO this is a pretty solid deal. Especially during the first week of a month.
