    $3500 down represents your negative equity, acquisition fee, 1st month, motor vehicle fee, and miscellaneous fees. You know what residual and money factor are from this site. What is the invoice on this vehicle? Once you have this, deduct the $2500 in incentives. This will allow you to see the true discount. I do not like your deal. Now I will tell you because of low supply and high demand, the X5 deals are terrible at this time.

    Look on dealers site for your vehicle. Go to edmunds build your vehicle and plug in your vehicle with options and should have invoice price. The $2500 is your money from BMW. Invoice minus $2500 allows you to assess better what your true discount is. This is why you need a breakdown. The other variable you must know is money factor the dealership is using which they often try to jack up. The residual is a set number based on number of years you lease and miles per year. I personally walked away from 3 potential lease on the X5 in December one being a demo as the price was ridiculous. I knew what they were doing with discount, lease cash and money factor. The internet manger from one of the dealerships was very nice and told me they have enough customers paying what I called inflated prices. They dd not need my business.

    Yeah, I understand the inputs, how manufacturer rebates work and calculations, but thanks.

    BMW insisted it was base money factor, but I couldn’t get to the calc without adding a little extra there, so I suspect they were too.

    Sounds like same problem here, too easy to sell for premium prices. I’ll just ride it out until production bumps up or go for a better leasing vehicle.

    BMW Invoice Pricing is very easy to calculate. MSRP has three compontents: Base model MSRP, Options and the Destination Charges. The base MSRP is marked up by 8% of the invoice, options are marked up by 10%, and destination charge is the destination charge. You can back-calculate the invoice from there.

    First is MF and residual accurate? And this discount doesn’t look that significant given the federal tax credit but I’ve never lease or negotiated an EV - so maybe this is fair?

    The base X5 money factor is one of the more reasonable ones available on the luxury SUVs. It also seems that dealers are discounting a little better recently. I believe this late summer to fall once inventory is replenished that prices will be better.

    Nobody has to pay a higher MF than base rate. Go somewhere else if the dealer won't correct the MF to base rate (.00086). I bought two new 2021 BMWs out of state because the dealers here in Texas are greedy. X5 discounts can be 6% to 10% before incentives.

    Watch out for part shortages [HUD, Harman Kardon, Glass Controls, Air Suspension] if you order a custom build.

    When price shopping, ask for the discount first then after receiving that, insist on base MF for a lease.
    I also suggest doing research on the cost of adding lease protection. Lease protection means you do not have to return vehicle with new tires. Don't over pay for lease protection. Ask your sales guy to include that in the numbers before visiting with the finance guy.
