You’re right the comparison I was mentioning was more like 60 miles apart but that was still surprising to me.

Sale Price: $22,550 (was something like $400 under invoice from my online research, I guess that’s a good price?)

MF: .00117 (higher than quoted here but I understand dealers sometimes do this, I have A tier credit so that wasn’t it.)

Rebates: $4,500 (this is where I was confused. Quoted lease cash was $3,000 for this zip but they wrote the deal with a $4,500 lease cash.)

MF is marked up the max allowed. Not surprising, given the lack of inventory on dealer lots.

Any lease sourced within the city limits is going to be expensive - you're paying both state and city sales tax. State sales tax is calculated on the sum of the payments, and the taxable fees, and collected up front (or, added to the selling price).

The city then taxes the monthly payment (which may or may not include the state sales tax, if you roll it in) separate from that.

No "ultra" deals at the moment, given the shortage of inventory of just about every make and model.

Info you need to calculate a payment:
MSRP (you have this)
Selling price after dealer discount (but before incentives)
Incentives (you have this)
MF and residual percentage (you have this)
All fees (DMV fees, sales tax, acquisition fee dealer fee)

Info you need to calculate a payment:
MSRP (you have this)
Selling price after dealer discount (but before incentives)
Incentives (you have this)
MF and residual percentage (you have this)
All fees (DMV fees, sales tax, acquisition fee dealer fee)

I have all of the above information and because the Edmunds calculator isn't working properly I used the Leasehackr calculator and this is the result:

Oh, interesting. From Hyundai.com, it show that they have 18K lease option. Anyho, it’s for AWD.

LTD - .00095 and 58%; $2750 lease cash
SEL - .00105 and 56%; $2250 lease cash

I'll guess 18K is either -2% or -3% from the 15K residual, but no guarantees.
