The dealer has the option of inflating the MF for extra profit. You, of course, don't want that. Politely but firmly explain to them you won't sign a deal with an inflated MF.

snarky? lol I've been going back and forth between the Outback and the Highlander for some time. You're clearly getting into the cost of a lower appointed Highlander. I like both vehicles - but the Highlander is much more car than the outback. heck for 36k I'm pretty sure I can get the Highlander in the XLE version AWD.
If you can get XLE with AWD for 36k and you like the car - great for you - go for it!
Just a few details as for why my Subaru 3.6 Limited with package I took is missing from XLE model: Blind Spot Monitor & Lane departure, Moonroof and Dymanic cruise control. Outback 3.6 Limited with "Eyesight" package has them, XLE doesn't - only comp package is Limited with extra "Technology" package
Are this features critical to you? I guess not, but my 36k Subaru has them. To compare apples to apples you'd need to step up to 46k Highlander

58% is correct for 36/10. 55% was for 36/15.
Subaru allows dealers to mark up the money factor by .00050 (maximum) for extra profit... I think you can do the math and see what's happening..

Excellent choice - the wife and I just put a deposit down yesterday for a car almost exactly like yours.
I confirm the .00030 MF and 36/12 residual of 57%. However, when I use the MSRP you provided and a net cap cost of $36,517 (sell price + 507 + 155 + 795), I'm showing a pre-tax payment of $425.48.
Ask the dealer what the net cap cost is - and how they got to that number from the negotiated price.

I had the same problem when we bought our 2015 Outback Limited (3.6R). Couldn't get the dealer to go to invoice - I ended up at $1000 above, but still about $2K below sticker. Same reasoning - too rare, too much in demand.

I just purchased the 2015 Highlander XLE AWD at invoice with a tow hitch for under $37k. Outside of better gas milege, I really can't see why you would opt for the Outback at $37,000. The safety rating on the Highlander is excellent - there's more room, towing capacity, seating capacity.....what am I missing? The wife and I chose the Outback - we took a quick look at the Venza, which would have been about $5K more expensive and gotten less technology in return. Never considered the Highlander, as the wife wanted a "wagon" rather than an SUV this time around.
I'm being offered $345.81/month with $2k down or $318.64/month with $3k down. Is this a good deal??
If you are paying all the taxes up front, my $0 down calculation with the information you've provided is $330.61. Ask the dealer what the net cap cost is, and how they got to that number from the $30,770 price you've quoted.
We do not recommend putting any money down on a lease; if the car is stolen or totaled, you lose that money.
