Just wanted to update everyone on my quest with the hopes that it helps others.
I was looking to lease a 2017 Subaru Forester 2.5i Premium Package #14 (CVT, AWP, Eyesight, BSD+RCTA) for 36mo/15k miles with taxes rolled in (62% RV, 0.0006 MF, 8.625% tax). I'm in Nassau County, NY, so demand is very high. Over the course of about 4 weeks I dealt with 5 dealerships online, 3 in person. It's extremely difficult negotiating a good sales price on these vehicles in my area bc "Foresters are sold before they even reach the lot, especially the package you're looking for bc it's loaded with safety features at a solid price point" according to every salesperson I spoke with.
A few pages back, @Michaell stated that 7-8% off MSRP was very strong for a Subaru, so considering my location and the demand, I targeted 5-6% off MSRP. The MSRP including destination is $28,565 (invoice $27,648), so I was targeting a net cap cost of ~$27,000 (well under invoice, so I knew I had my work cut out for me). Pretty much from the start, the salespersons all balked at my low-ball offer, but I found 2 that were willing to work with me, and the best I could do was $27,490 net cap cost (3.76% off MSRP), or $325/month.
So that's my deal. I pulled the trigger bc I really needed this car ASAP, but I feel like I could've done better under better circumstances. A smart man once said, "buy a convertible in the winter and a truck in the summer." Hope this helps someone!

When I said they could just lower the sales price to account for those fees and hit the correct net cap cost, they declined to do so. The best they did was $337/month, so I walked, and thankfully the second dealership honored their quote.
Can I get the MF and residual for 36/12k on an XT Touring in Southern California.

I want to give huge kudos to Michaell and kyfdx for all the numbers in this (and the other forums here) that I've posted on. I used their info to lease a new Forester XT Premium last night. The stealership's initial offer was $100/month more than what I calculated with the MF and residual numbers provided. The salesman couldn't explain why the payment was so high, but once I broke out my laptop with a Excel leasing spreadsheet, suddenly the price came down to the correct amount (and I was told the finance guy "made a mistake" in the calculations - ha!).
I wish you 2 guys were near me because I would totally buy you both lunch! You are both doing an awesome service to the Edmunds community and are save consumers tons of money.
I've only leased once before and was not a fan of it, but with the knowledge and numbers here on the Edmunds forums - I felt very confident and think I made a good decision to lease.

FWIW I got nearly the same deal in New York. Package 14, no pop package. MSRP $28565, sale price $26820, net cap cost $27490 ($595 acq + $75 dealer doc fees). 8.625% taxes rolled into 36/15 came to $325/month (DMV & 1st month due at signing). Still waiting for delivery...maybe I'll ask if they have any extra cargo covers, etc. lying around

Looks like a "pre-delivery free" was spiking the adjusted CAP. I did some math and it looks like this should be more in the ballpark for a 2017 2.5i Subaru Forester with alloy wheels, MF of .00105, 10k/36, with .67 residual
