Assuming RWD, the 39/12 numbers are .00026 and 57%. Using your MSRP and gross cap cost, I get $659/mo.
The MF is marked up on you; I get $703/mo with the inflated MF you provided.
What's killing you are the taxes - TX assess sales tax on the selling price, even for a lease. That alone is adding about $85/mo to the payment.
MF and residual are national. And, for that ad, the $4k down knocks over $100/mo on the payment, before taxes.

I guess I need to work out how low off MSRP I can get the sale price to be. The salesperson said December and March is the best time to buy/lease because of fiscal year end for Infiniti.

Some brands have region specific information (Audi, for example). And, knowing the state also tells us how the lease is taxed.

I suspect Infiniti was tired of taking a bath on lease returns that were worth far less than the contracted residual, so they adjusted them to be more in line with the market value at the end of the lease.
Infiniti sets their numbers to achieve a particular target payment.

Depends on what make you are leasing. It's possible they'll just roll that into the next lease.

NY calculates sales tax against the sum of the payments, and collects that money up front. The dealer is adding that amount back into the cap cost (which is our recommendation).
In the lease calculator, put in the tax rate as normal and take the monthly tax amount and multiply by the lease term ($1419.50). Then, add that amount to the cap cost and recalculate the payment.
$454.97 payment *.08 tax = $36.40 tax * 39 payments = $1419.50 total tax. That matches what they have for Capitalized Taxes.

Looks good. Kind of a pain to calculate, but it makes sense to add the taxes to the monthly payment rather than paying it up front. If the car is stolen or totaled, you won't get a refund of the pre-paid taxes.

Capitalized taxes means they pay the state, but put that amount into your CAP cost and it's financed into the lease payment. When using the calculator, just add that amount in (it should already be in that Gross CAP number), and leave the sales tax portion of the calculator blank.
Amount Due: 3,734.00 (1st month payment ($468.00), lease acquisition fee ($700.00), tax ($2,076.30), doc fee ($399.00) and tag fee ($175.00) which totals $3,734.00)
I get $457/mo with those numbers. Confirm the adjusted cap cost with the dealer - if higher than the sales price, find out what's been added.
We suggest only paying the firm payment and tag fee at signing; roll everything else into the lease payment. You won't get your unused taxes and fees refunded to you if the car is stolen or totaled. And, the MF is so low the interest on those charges is pretty miniscule..
