the discount is very achievable (savings includes $2,500 in rebates), the hard part is getting the discount without inflated inceptions.
The prices listed does not include drive off inceptions, correct?

Big thanks to the Mods, inked a "deal" last week, here are the details for those still in the hunt:

Summary - 36/12k, $2,500 down, 35 monthly payments of $445 after tax

2018 XLT SuperCrew 4x2 3.5L V6 Ecoboost, Equip Group 302A, Florida (7% tax)
MSRP - $54,760
Residual @56% - $30,665
MF/APR - 0.000875 ~ 2.10% (was able to get bank concession or something as this is below the std 3.35% for my region)

Sales Price - $45,738
All Fees/Taxes - $1,894
Rebates - ($2,250)
Cap cost reduction/pymt of fees - ($2,055)** doesn't include 1st month ($445) = total down $2,500
Adj. Cap Cost = $43,327

BTW I confirmed that when calculating the residual, Ford uses the MSRP before discounts, instead of the "Total MSRP", which helps us boost the residual.

Good luck to those still searching, these trucks are really awesome.

second question, does the ford.com lease monthly payment include sale tax? the dealer's quote is $80 more than ford.com website.
