1. No one can quote something that is not built. Lease numbers change monthly. You will pay what the rate is when the car comes in. 2. It is unrealistic to expect Audi lease at ~ 1% MSRP. Expect to pay around 800-900 for what you configured.

With that Net CAP, I calculate $587/mo.
The Net CAP seems reasonable, as $3500 wouldn't be enough to pay sales tax, acquisition fee, dealer fee, DMV and first payment. I'd estimate selling price at $56K, before incentives, so that is a healthy discount.
But, either the Net CAP is higher than they've told you, or the money factor is marked up. It would have to be .00107 MF to get that payment, given the parameters.

The Rent Charge is the total finance charge for the lease (that comes from the money factor). It isn't BS

Yes, you have a big markup to the money factor This adds $61/mo. to the payment. (when doing calculations, ignore the total tax and disposition fee lines, they don't figure in the calculations)
Adds to CAP cost: $1194 - That is the $895 acquisition fee and some other $299 fee (dealer or accessory).
$1704 CAP reduction $664 first payment +tax on CAP reduction = $2500 upfront money
With the base MF, you could have a payment of $656/mo, with just first payment Due at Signing, instead of $2500 upfront.

I feel decent considering taxes n fees rolled in but not sure about the fees. I also see some bs rental fee for 780 that was rolled into the total lease amount.
Not sure what is normal/a good deal is. May be I should have done more homework.

Also, the $350 of fees that they've added to the CAP cost in column 2 (DMV fees?)

It might add up, but there might be some garbage in there.
