Lease cash is a factory to dealer incentive, so not advertised. Use that knowledge to negotiate your best price.

Hyundai has been providing some very aggressive lease numbers recently, which is why I drive an Elantra rather than a Mazda 3 or Focus hatchback.

While I don't track prices, I think you could do better than $3K off sticker.
And, we don't recommend using trade equity as down payment - that money is at risk if the car is stolen or totaled. $3800 would add about $105/mo to your lease payment.

I confirm the .00010 MF and the 36/12 residual is 52%. Subtract 2% for 15K. $2750 in lease cash, so there must be an additional $3K in incentives added in.
Leasing a demo can work in your favor; you can get a bigger discount from sticker, but the residual value is adjusted downward to account for the miles (usually at .10-.25 per mile).

I'd presume the $1,577.50 in additional fees are: 1) tax on the cap cost reductions; 2) lease acquisition fee; 3) documentation fees; 4) state DMV registration fee; and 5) tire disposal fee. Effectively your drive-offs. You may be able to argue out a portion of the tax if they're willing to recognize $5,750 at the base cap cost rather than as a cap cost reduction/rebate.
Honestly, either way $13,000 off MSRP is pretty absurd and your cost of financing is pretty low (i.e. you're predominantly paying depreciation on the vehicle).
Still, $400/mo for a $53K car is a darn good deal.

Also, that dealer above mentioned that the Lease Cash is only applicable for Conquest. I was under the understanding that the Conquest Rebate was separate from the $2750 lease cash that's available. Unless the lease cash changed?
Lease cash is a factory to dealer incentive; conquest (or loyalty) incentives are factory to customer. They should combine.
