Good to do the research first - there are lots of choices out there, but not all of them lease well (CR-V and Forester, for sure).
I'll be going through the same process in about a year when my Hyundai lease is up ... not looking at CUV's, more like compact and mid-size sedans.
We currently have a lease on 2013 Santa Fe. It's a decent vehicle, but wanted something new. Plus the plastic surround on the passenger seat has broken off twice. It's a "design flaw" with it and honestly we were going to buy the Santa Fe but knowing that is an issue that will never get fixed, kind of bothered me. We still have 2 months left on the lease but the buyout value ($16131) is less that the NADA trade in value. That was one issue with the Honda dealer, he wanted to use the KBB and Edmunds value on my car which was a little less.
If I can get the CX-5 Touring for $311+tax, that would be the way to go. Great reviews, good price/features mix. Still no siriusXM, but hey, can't have everything.

Negotiate the selling price - you can tell them it's a lease, or not, but no reason not to be upfront about that, in my mind.
Once you get a price, you can plug it into your spreadsheet and determine the payment - if it's different from the dealers calculations, they've either marked up the MF or the cap cost is different from the one you're using.

I got a response from dealer (out of town but still in tn) who is giving me the terms, but payment came out to $367, so came back and said my calculations based on market price came out to $311, so waiting to hear back now.

That's exactly what you got. The rest of it is just a disclosure of how the lease was calculated.
There is no catch. The disposition fee is standard on a Mazda lease and is collected from you at lease end.

Thank you for follow up. I should say the bottom line the dealership gave me, not "agreed on". My concern is the value of the vehicle = $26815. Is this something different than selling price? The dealer told me the selling price is $24058.

Equipped with the info gleaned primarily from this site I went shopping for a new CX-5. I believe I ended up with a smoking deal.
Leased a 2016 GT AWD dressed in Soul Red. No tech package, no dealer added accessories, just the basic GT.
The dealer did not have this vehicle in stock but agreed to find one if we struck a deal. The dealer across town did have one in stock and I was able to use this to my advantage. However the local dealers usually won't trade vehicles. The nearest vehicle equipped the way I wanted was 450 miles away (900 miles round trip). The downside to this is the vehicle had 464 miles when I took delivery.
I signed a lease for 39 months, 10k per year. Dealer charged $199 doc fee up front; this was the only cash out of my pocket.
Bottom line: $304.11 per month plus monthly sales tax. Mazda made first payment.
Then, to top it off we check out the vehicle and find the original dealer had installed wheel locks, cargo tray and cargo cover and failed to remove them or tell my dealer they were there; so I received approximately $200-250 worth of free accessories. And the first oil change and tire rotation is on the dealer's dime.

Just came back from the dealer with the following numbers (I am in Massachusetts):
2016 Mazda CX5 AWD Sport + backup camera ($400). I am totally new to the lease, so pardon my ignorance. I feel there is something wrong here.
The bottom line we agreed on is 39 months, $2000 down (includes 1st payment and all fees - see below) and $268.30+$16.77 MA tax, total $285.07.
Now the numbers from the lease agreement:

That's exactly what you got. The rest of it is just a disclosure of how the lease was calculated.
There is no catch. The disposition fee is standard on a Mazda lease and is collected from you at lease end.

33/10 numbers:
.00001 MF and 60%/61% residual for FWD/AWD. $500 lease cash
That won't necessarily result in a lower lease payment than 39 months, though.

Equipped with the info gleaned primarily from this site I went shopping for a new CX-5. I believe I ended up with a smoking deal.
Leased a 2016 GT AWD dressed in Soul Red. No tech package, no dealer added accessories, just the basic GT.
The dealer did not have this vehicle in stock but agreed to find one if we struck a deal. The dealer across town did have one in stock and I was able to use this to my advantage. However the local dealers usually won't trade vehicles. The nearest vehicle equipped the way I wanted was 450 miles away (900 miles round trip). The downside to this is the vehicle had 464 miles when I took delivery.
I signed a lease for 39 months, 10k per year. Dealer charged $199 doc fee up front; this was the only cash out of my pocket.
Bottom line: $304.11 per month plus monthly sales tax. Mazda made first payment.
Then, to top it off we check out the vehicle and find the original dealer had installed wheel locks, cargo tray and cargo cover and failed to remove them or tell my dealer they were there; so I received approximately $200-250 worth of free accessories. And the first oil change and tire rotation is on the dealer's dime.
