ok, finally got the full (I'm hoping) lease worksheet from the dealer.
For some reason it's on 2 pages??? never seen that before.
also with all the info I'm lost as to the price, I'm paying etc.

This is for a 2016 Mazda CX-5 Grand Touring AWD Sol Red w/Parchment leather - no tech, no i-sense packages - MSRP $30,650
And they say they are throwing in a FREE 2 way remote engine start

    39/month/10k miles a year.
    $3,500 total due at signing
    $293.62 a month.

MSRP should be $30,650 (Invoice is $29,778 - saying fair purchase price s/b $30,037 with the $880 destination fee)

If I'm reading the lease worksheet correctly:
    1) the Cap cost $31,447.75 is a lot higher than the MSRP? why?
    2) The price for the vehicle is $30,399? if so that's not much of a discount. s/b about another $350 off?
Yet the monthly payment $293.62 with $3,500 total due at signing seems low? what am I missing?

    Got this online:
    Destination Fee $880
    Total Fair Purchase Price $30,037
    Estimated Tax & License for 55428 - $2,373
    Out-the-Door Target Price $32,410

This is Minnesota - so I think we pay all the lease term $ taxes upfront???
Here is what they emailed me: make sense? everything there? is this good? bad? ugly? Thanks in advance.

I get the same payment. We don't recommend making a down payment on a lease - that money is at risk if the car is stolen or totaled.

$2400 in taxes seems like a lot. I thought MN taxes the monthly payment; at worst, it calculates the tax on the sum of the payments. Only a few states tax the entire selling price.
Isn't there always GAP insurance to cover for the car being stolen or damaged?

I'll ask about why the taxes are so high.

are the taxes just there for record maybe? or are they rolled into the payment or down payment? or? if everything else adds up

I think the estimated fees and total tax are just that.. some disclosure rules. Doesn't look like they are actually a part of the calculations.

ok, so in the lease above, am I correct that what we are "paying for the car" is $28616.46? or $30,399? I'm thinking by looking at the total lease cost monthly pymt x 39 months + the residual that is the price.

also, is 39 month the best rate to go with? we only need 10k a year. maybe less. so with that, what is the best monthly term to go with? we are fine with anywhere from 36-48 months, if it's a much hotter deal to go 33 I guess we could do that too.

39 month payment is about $10/yr less than 36 months. Either of those terms is the best.

Is this a decent month for a 36 mo/15k mile lease on a CX-5 Grand Touring AWD? Or if you have an existing lease (that is a mazda) would it be better to wait a month or two if its not expired yet?

No way to predict what will happen to the lease numbers down the road. You won't see a MF better than the .00001 that is currently offered.

    Hi all,

I'm fairly new to leasing and could use some assistance and advice on what my monthly payment should optimally look like. Went to the dealer today and the final numbers they came back with seem way off.

    I'm in Chicago, IL

2016 CX-5 AWD GT, Tech and Activsense packages

    33355 MSRP
    31685 Sale Price (-500 rebate)
    .58 Residual
    .00051 Money Factor
    36 month term
    10K Mile
    1500 Down Payment

    $449 monthly

    I appreciate it!

The money factor is marked up the maximum from the base MF of .00001.

If you are actually in Chicago, lease taxes are very, very high. (about 17% on top of the payment).

My current lease on Mazda 3 2014 Sedan Touring 2014 is about to expire. I am interested in following car but don't know what should be a good lease deal.

2016 CX-5 Touring AWD meteor gray: Standard with no additional packages
    12K/year : 24 months lease
MSRP : 26,465 with destination fees (as on the mazda website)
    State NY (10520)

Most dealers i spoke to are asking for 1.9 - 3K down payment, Do you think it will be possible to get a 12K/24 months deal without downpayment and reasonable monthly payment ( which i m not even sure what is) hence reaching out

    Thanks again for reading this,

63% and .00001 this month for the Touring AWD 24/12.

I think when the dealers say "down payment" they mean cash due at signing. Taxes are collected up front in NY, but they can be added to the cap cost.

The lease payment will be highly dependent on the price you negotiate.

Thanks, one of the dealers got back to me.
1st Month & DMV due at signing.
Taxes and the Bank Fee are capped into the payments

    1. MSRP/Stricker price $27,420.00
    2. Net cap cost after any deductions/rebates on 1. $25,570.00
    2. Break down of Taxes and the Bank Fee Taxes: $863.58 Bank Fee $595.00
    3. DMV fee ? $75.00 Documentation, $12.50 Tire Fee, $10.00 Inspection, $85.00 DMV Transfer
4.Acquisition Fee (Bank Fee) is capped into the payments, Disposition Fee is $300.00 (Charged when you do not release a Mazda)
    5. Value of money factor used (i.e tier 1 money factor ) Money Factor: .00001

I used the edmunds calculator and i get 372 as monthly payments with these values . i m not sure how they did it.

do you see any obvious catch in their calculation that i am missing. ??

If I add the tax and bank fee to their NET cap cost, I get payments pretty close to their numbers (about $3/mo. less).

To do the calculations, you need the residuals

    24/12: 63%
    33/12: 58%
    42/12: 54% (but with .00027 MF)

Actually, I think the best term is 36/12. .00001 MF and 57% residual.

With that term, the payment is about $20/mo. less than the 33 month term.
No way I would go 24 months on this vehicle. Not worth the price premium.

Is there a difference in Residual and/or MF between 2016 and 2016.5? Just got a quote for 2016.5 GT base 36/15k at 57% residual and MF .00051 in SoCal. Salesman said there is a difference between 16 & 16.5. Also, is the $500 lease cash applicable to 2016.5? Thank you!!

Thanks for the great work moderating the forums. Looking at a 2016/2016.6 Mazda CX-5 Grand Touring AWD in SW Connecticut and wondering what money factor and residual applies for February under the following scenarios:

    36 Months / 10,000 miles/year
    36 Months / 12,000 miles/year

Also, our lease is up at the end of March (and the end of the quarter for the dealers). What's your best guess on terms getting better or worse in March? Thanks!

    Hey MIchael,

I'm looking at a 2016.5 (not ideal color) in Virginia, AWD GT with ActiveSense and Tech package. 36/15k. There is an perfect color new identical MSRP car about 60 miles away that's been sitting on the lot since September 2015.

Should I expect the lease offer on the 2016 to be significantly better than the 2016.5? They've marked down the 2016.5 ~4% off MSRP. TrueCar shows I should expect ~7% off on a 2016.

Which deal would you try to work down? My 2016.5 offer comes with free oil changes and state inspections, which I'd value at ~$300 probably.

    Thanks,
    Thomas
