Deal 1) You have $3750 cash available (your $2000 + their $1750. Inception fees are $4371.85. Since the $3750 isn't enough to cover it, the balance is the $621.65, and that's rolled into the CAP cost.
The calculations are good... What you need to know is what's included in the $4371.85. That's a big number, with room to hide a lot of extras. Sales tax, $795 acquisition fee, DMV fees? You need a breakdown of that number.
The second deal is similar, just with a lot of the fee numbers broken out.

You want to know what that $4371.85 consists of, so you know if there is something you can negotiate. There really isn't anything called "inception" fees. DMV, acquisition fee (this is the bank fee..they are the same thing), 1st payment, plus no telling what else. In your second deal, you can see they have a $299 doc fee and $269 window etching. They might as well say, "Give us $568 extra for nothing".

Given all the possible combinations of years/mileage, we don't have that information.

I was wondering if it is fair to expect the same MF and Residual on these kind of "LOANER DEMO" vehicles as the new car?
Also - does the same warranty, Audi care package etc. apply while leasing these vehicles?
The price is too tempting to resist but want to make sure I am not going down the wrong path.

Looking for MF and RV figures on a 2016 Q5 3.0T Prem+ on 36mo/10k schedule in Southern CA area, with Technology Package, Sport Interior Pkg, and 20" 5-arm design wheels.
Dealer has proposed RV @ 57% on their printout. MF is not shown.
"Market Value" (didn't see the sticker but this seems higher than MSRP) $54k
Selling Price $47k
8% sales tax @ $3648.70
Doc fee @ $80.00
"Fees" @ $441.75
No rebates or incentives included
Dealer proposes $2,000 cash down to hit lease payment of $705.99/mo
Based on other scenarios outlined in this thread (as well as the 2017 Q5 lease thread) the monthly payment seems quite high, but maybe I'm missing something?

Disregard the sales tax number, as CA taxes the monthly payment.
If we assume the $2000 covers the first payment, fees + $795 acquisition fee (which seems about right), then the selling price would be the same as the adjusted CAP cost ($47K). Using $54K as the MSRP, we get $615/mo.+tax. or $664/mo.
Your MSRP and selling price numbers look to be rounded off. Get the actual numbers and we can see where we are.

It looks like this dealer was actually proposing the $2k as a down payment, so safe to say the +$700 monthly payment figure quoted was quite high.
We're moving to a different dealer on a similar spec 2017, will post quotes in appropriate thread for feedback.
