The calculations are good... What you need to know is what's included in the $4371.85. That's a big number, with room to hide a lot of extras. Sales tax, $795 acquisition fee, DMV fees? You need a breakdown of that number.
The second deal is similar, just with a lot of the fee numbers broken out.

Your $2000 doesn't really pay for anything directly. The total amount due at signing is $4371.85, and you have $3750 to give them ($2000 cash + $1750 rebate). The overage has to be added to the lease. You want to know what that $4371.85 consists of, so you know if there is something you can negotiate. There really isn't anything called "inception" fees. DMV, acquisition fee (this is the bank fee..they are the same thing), 1st payment, plus no telling what else. In your second deal, you can see they have a $299 doc fee and $269 window etching. They might as well say, "Give us $568 extra for nothing".

Banks usually have dollar based residuals on used cars. Given all the possible combinations of years/mileage, we don't have that information.
In most cases, it's not any cheaper than leasing a new one.

If the car hasn't been titled, it qualifies for new car lease terms. Be advised that the residual is deducted for the miles, so that offsets the great price somewhat.

If we assume the $2000 covers the first payment, fees + $795 acquisition fee (which seems about right), then the selling price would be the same as the adjusted CAP cost ($47K). Using $54K as the MSRP, we get $615/mo.+tax. or $664/mo.
Your MSRP and selling price numbers look to be rounded off. Get the actual numbers and we can see where we are.

It looks like this dealer was actually proposing the $2k as a down payment, so safe to say the +$700 monthly payment figure quoted was quite high.
We're moving to a different dealer on a similar spec 2017, will post quotes in appropriate thread for feedback.
