There are definitely incentives... I had to sign something giving it to the dealer ($795 - On Rebates and Non-Cash Credits line item on lease agreement).

1) The calculations are correct. 2) We don't track selling prices 3) Because the payment has to be accounted for. Your drive-off is $374.99 more than the actual cash you have to come up with. That $374.99 is covered by the rebate. 4) The one charge missing is the $700 acquisition fee. Looks like your $1999 covers tax, fees, $700 acquisition fee, and maybe a little bit of CAP cost reduction (about $200).
Not sure why the MSDs didn't make a bigger change to the payment. I'd ask them to run the numbers on that, as well. How much did it change?

Thanks for all of your guidance. BTW I did see a monthly incentive sheet during my negotiations. There is anywhere from $500-$100 lease cash available, depending on the model. It was $500 for the IS (used in my case for a cap cost reduction and to cover reg fees). And of course the complimentary first month in addition.

Each $1000 off the price reduces your pre-tax payment about $28/mo on a 36 month lease.
Still, we don't recommend a down payment - that money is lost if the car is stolen or totaled.

I got the same calculation on a $51,733 cap cost as well. Not sure where the $1500 rebate is going--after doing a couple other calculations, this is what I got:
1.) MSRP - $1500 rebates = $529.66/mo (based on $50,233 cap cost) 2.) MSRP - $1500 rebates - $3000 cash down = $465.06/mo (based on $47,233 cap cost)
And then, of course:
3.) MSRP - $0 (cap cost the same as MSRP) = $561.96
With that said, I'm quite perplexed how the dealer even got to $551.99/mo. Will definitely be worth asking! Also, you are correct--NV lease sales tax is applied to the monthly payment, not upfront.
One thing to note, the paperwork says the net residual value is $32074.46, which is actually the value based on the 36-month lease residual value percentage of 62%. My calculations show the correct net residual value as $27418.49 (based off 48-month 53% residual). Do I mention this to the dealer, as well? I imagine a greater net residual value will equal a lower monthly lease payment, correct?
Side note, I pay personal property tax as well... is that normal on a Lease?!?
MF is marked up, and the $795 for the Nitrogen / Door Edge Guards / Window Tint is probably twice what's it's worth.
Is the $3500 used to lower the cap cost or to cover the up front taxes and fees? Get a breakdown of that.
What is the tax rate in Missouri?
You pay personal property tax on a lease, as well (at least, I do here in Colorado).

I presumed based on our conversations the 3500 was used to lower cap cost, but they confirmed the $496 was inclusive of all taxes and fees. I can try and get a better breakdown, though. They said the MF was non-negotiable, are they blowing smoke? Outside the $795 you mentioned, i want to make sure i'm not getting washed here and can negotiate some things down to a more reasonable level.

Is this a good deal? The residual % is a bit scary, but I realize the car will be a year older than a typical 3-year lease when all is said and done, and I plan to buy it after the lease period anyway. Also, why is the cap cost the same as the MSRP? Keep in mind, all these numbers are pulled directly from the payment document the dealer gave me.

What is the tax rate? I thought Nevada taxes the monthly payment, not collect it up front - but, I could be wrong about that.

I got the same calculation on a $51,733 cap cost as well. Not sure where the $1500 rebate is going--after doing a couple other calculations, this is what I got:
1.) MSRP - $1500 rebates = $529.66/mo (based on $50,233 cap cost)
2.) MSRP - $1500 rebates - $3000 cash down = $465.06/mo (based on $47,233 cap cost)
And then, of course:
3.) MSRP - $0 (cap cost the same as MSRP) = $561.96
With that said, I'm quite perplexed how the dealer even got to $551.99/mo. Will definitely be worth asking! Also, you are correct--NV lease sales tax is applied to the monthly payment, not upfront.
One thing to note, the paperwork says the net residual value is $32074.46, which is actually the value based on the 36-month lease residual value percentage of 62%. My calculations show the correct net residual value as $27418.49 (based off 48-month 53% residual). Do I mention this to the dealer, as well? I imagine a greater net residual value will equal a lower monthly lease payment, correct?
where in NV are you at and getting 449 doc fee?
both dealers in Vegas are quoting me 699.99 doc fee.

I presumed based on our conversations the 3500 was used to lower cap cost, but they confirmed the $496 was inclusive of all taxes and fees. I can try and get a better breakdown, though. They said the MF was non-negotiable, are they blowing smoke? Outside the $795 you mentioned, i want to make sure i'm not getting washed here and can negotiate some things down to a more reasonable level.
