Not according to the paper I have, but honestly, it's basically an estimate. I'm fine paying the first payment. I'll try to get them down on the selling price and see how far we can get.

NJ Sales tax 6.87% to be rolled into monthly payments. $595 bank fee rolled into payments as well. Total monthly payment including tax $338.

Secondly, at the last minute , the dealer tells me that the model/color of the car I want is in stock, except it's a demo car with 1500 miles already on it, and it's only been driven by the GM to and from home. Only reason I entered negotiations with this dealer was precisely because their website reflected that this car was in stock. They are giving me the option to a) take the demo car with the 1500 miles, but of course my mileage for the lease will be reset at zero, or b) have them locate the exact car from a different dealer, but they need a $500 deposit to do this. They said it will count towards the total due and that I'd just owe $300 when I pick it up. They cannot initiate the process of getting the other car without the deposit. They guaranteed me that if they don't have the car by he end of next week, the deposit is fully refundable. I also tried negotiating a lower price o the demo car, since it's a lower value than what I'd negotiated. No dice.
Is this deal so excellent that I should take them at their word and give them $500 now? Or do you think I should settle for the demo? We did a deposit two years ago to hold an Outback that was in transit; took two weeks to get the car to the dealer. The deposit we left was applied to the deal, just like your dealer is telling you.

Good of thing I did because just closed on the same car at different dealer , 2016.5 AWD Mazda CX-5 GT w/ i active sense package. (Also optioned with side roof rails and wheel locks) MSRP 33,755. Agreed upon sales price of 31,200. Total due at signing 795. Total monthly payment 322.90 for 24 months. 12K mileage. Add the total sales tax and bank fee to arrive at gross cap of 32,346.51, subtract cap cost reduction rebate cash. Adjusted cap cost is 32,517.35. DMV fees 439.15 doc fee 138. I realize this monthly payment is higher than what the numbers should be mathematically, (closer to 316/mo if especially since with these astronomical doc and DMV fees, but I let it slide because he started at a very low base price. 5 percent off invoice. 8 percent of MSRP. And I had him throw in all weather mats and cargo tray. of but it's because of the way the dealer applied and credited the rebate. (Instead of using the 934 rebate as the the cost reduction, he used 829. And structured it as follows: 1729 total due at signing (first month, 138 doc, 439 tags,795, bout 10 bucks taxes, with 829 being what's remaining in this 1729. And that's the number he used to subtract off the net cap cost, instead of the 934. Then applied this 934 rebate to reduce my total cash due to 795. It pretty much in my estimation works out to a true sales price (before taxes, bank fee, and rebate get applied) to about 31,375 which is still fantastic. My take is that If he wants to start at a very low base price, then inflate some doc fees to get me up to a true 31,375, then that's his business.

30 months is an oddball lease term, and most banks don't incentivize it. (Didn't I tell you to quit looking for 30 months? lol).
In this case, Mazda has a pretty good deal on the 24 month term, if you can negotiate a good discount, you can do pretty well on that. It's unusual, but there is a new updated model hitting the showrooms, right now.
Hahaha.. yes, I'd quit looking for a 30 month term if I find a cheaper monthly installment for 24, like in this case.. ideally, I'd opt for 36 but I can't do it due to visa issues. I am waiting for the new 2017 model to come out.. that should hopefully have a higher residual, even if it has a higher interest rate too. 24 month residuals for the 2016.5 model when it came out last year were as high as 83%.. hoping for something like that this year as well. You have been a great help, I will bug you again for the 2017 model numbers soon..

The lease offer is online. You can work out the residual from the offer. You can then figure out the net cap cost including lease fee etc and ultimately solve for the money factor using a lease calculator. But it's not going to be anywhere near 0.00001.

Residuals can't be altered by the dealer. But, they could markup the money factor by as much as .00050

You should be able to use the TMV process to select the model, trim and options and get the TMV price.
Remember that TMV is an average - ideally, you'll want to negotiate a price lower than that.

Yes, you should be getting some sort of discount from sticker, before applying the incentives, especially since the 2017's are hitting the lots.

I've worked with the Groove dealerships twice - first was the Mazda store when we bought our 2010 CX-7; then again just a couple years ago we traded in the Mazda for a Subaru Outback. I wasn't as comfortable with the Mazda store as I was with Subaru.

So far they are all coming out at about the same price, difference of $5-10 dollars on the monthly. I do know that the MF seems to be marked up to .0005. There is zero due at signing according to the document I got from them. I still don't quite understand why the monthly payments are still over $300 since the calculators show it should be below $300. Any ideas what other questions to ask? Thanks for all your help, I really appreciate it.
You want to negotiate the selling price, not the payment amount - that gives the dealers wiggle room to add junk fees.

Firstly, can you confirm these are good numbers and this deal is solid?
Secondly, at the last minute , the dealer tells me that the model/color of the car I want is in stock, except it's a demo car with 1500 miles already on it, and it's only been driven by the GM to and from home. Only reason I entered negotiations with this dealer was precisely because their website reflected that this car was in stock. They are giving me the option to a) take the demo car with the 1500 miles, but of course my mileage for the lease will be reset at zero, or b) have them locate the exact car from a different dealer, but they need a $500 deposit to do this. They said it will count towards the total due and that I'd just owe $300 when I pick it up. They cannot initiate the process of getting the other car without the deposit. They guaranteed me that if they don't have the car by he end of next week, the deposit is fully refundable. I also tried negotiating a lower price o the demo car, since it's a lower value than what I'd negotiated. No dice.
Is this deal so excellent that I should take them at their word and give them $500 now? Or do you think I should settle for the demo? He did guarantee me that the final price will absolutely not change at the last minute due to being from a different dealer. He's almost positive they'll have it early next week, although the guarantee to get my deposit refunded is ONLY if they can't have it ready by the END of the week. I'm feeling hesitant. What are your thoughts?

Good of thing I did because just closed on the same car at different dealer , 2016.5 AWD Mazda CX-5 GT w/ i active sense package. (Also optioned with side roof rails and wheel locks) MSRP 33,755. Agreed upon sales price of 31,200. Total due at signing 795. Total monthly payment 322.90 for 24 months. 12K mileage. Add the total sales tax and bank fee to arrive at gross cap of 32,346.51, subtract cap cost reduction rebate cash. Adjusted cap cost is 32,517.35. DMV fees 439.15 doc fee 138. I realize this monthly payment is higher than what the numbers should be mathematically, (closer to 316/mo if especially since with these astronomical doc and DMV fees, but I let it slide because he started at a very low base price. 5 percent off invoice. 8 percent of MSRP. And I had him throw in all weather mats and cargo tray. of but it's because of the way the dealer applied and credited the rebate. (Instead of using the 934 rebate as the the cost reduction, he used 829. And structured it as follows: 1729 total due at signing (first month, 138 doc, 439 tags,795, bout 10 bucks taxes, with 829 being what's remaining in this 1729. And that's the number he used to subtract off the net cap cost, instead of the 934. Then applied this 934 rebate to reduce my total cash due to 795. It pretty much in my estimation works out to a true sales price (before taxes, bank fee, and rebate get applied) to about 31,375 which is still fantastic. My take is that If he wants to start at a very low base price, then inflate some doc fees to get me up to a true 31,375, then that's his business.

does this seem like a fair price? The monthly payment seems a bit high to me and it looks like he barely came
down from sticker price before incentives You don't advise putting money down correct? The tmv tool estimates average of $25,139 before incentives and base tmv of $24,140 for my area for a vehicle with the same base msrp.

Yes, you should be getting some sort of discount from sticker, before applying the incentives, especially since the 2017's are hitting the lots.
