Lexus only adjusts residuals quarterly, so those won't change until after July 5th. Looks like the same MF and lease cash as last month, though that program will update on June 1st.

No money down. No trade in. I shopped around and got quotes for $5K and $5500 off from other dealerships but Rockville quoted $7K off.
@Michaell or anyone else that may know, dealer has available $1000 loyalty rebate and $1000 conquest rebate. My wife has a Lexus and I have an Infiniti. Both cars should qualify for a rebate. Any idea if we can combine both rebates and $500 lease cash for total $2500 in rebates?

Generally, no. You can use either the loyalty or the conquest, but cannot combine them.

Also, I found a vehicle in stock AWD - no Nav - for $52,208. The dealer bottom dollar is $48,305. I priced it using Edmunds TruValue and it comes out to $48,580. The dealer will not budge any lower. They did confirm money factor 0.00080 for Tier 1 buyers, residual @ 61% for 36K and $700 acquisition fee. With tax included, payments are $594 (I only pay for 1st money+doc fees).
Is that a good deal? The reason I am asking some posters claim knocking 11% off MSRP. I only got 7% off.

We don't have any information on loyalty incentives.
Dealers can set their own prices. If you don't shop more than one dealer, then you are stuck with what they will give you.
Thanks to the help on this site, I was able to secure a 2017 RX450h with MSRP of $56,3xx (I forget the change) on a 36 month 10k mile/yr one-pay lease for $18,350 all-in including tax, tags, acquisition fee, registration, etc in NY state. That's an effective payment of $504. Given that the tax and fees that were baked in were a hair over $2k, I'm happy with where I came out. I fought hard for the deal using other user's posts on this site, so thanks!

Residual is applied to the MSRP, not the selling price.

I think there is some sort of luxury tax in Texas, though I don't know the particulars.
Out of pocket, I recommend only first payment and DMV costs - add everything else into the cap cost and make it part of the monthly payment.
