It's a 2017 nx200t with msrp of 47,385. They are offering a $2000 (rebate) + $250 (another rebate, not sure why). This dealer is not easy to negotiate the price (one of the dealers was not happy with my offer, he made some very rude remarks and we left the place immediately).
For now, I was able to get a discount of $3536. With this discount and the rebates, I was not able to get the residual of $26535.6. That means I am not able to calculate my monthly payments.
I understand the experts on this forum generally recommend $0 down for leasing. The salesperson mentioned something about the gap price protection offered by Lexus. And Lexus is the only one offering this. Not sure he is lying or not.
Another thing I ran into today, instead of trying to negotiate the amount of discount (equivalent to cap cost), the salesperson kept on asking how much monthly payment I would like to pay. I felt uncomfortable to give him a month payment because I couldn't get the residual value calculated right and the monthly payment given in the image does not match up with what I have calculated. Do you guys negotiate the selling price or the monthly payment? Thanks a lot!

Almost all captive finance companies include GAP insurance at no extra charge.
A couple of things to verify. 1) The actual MSRP of the vehicle they are quoting. 2) The exact adjusted CAP cost. (ask for the adjusted CAP with just first payment due at signing, to simplify matters)
If you have those two numbers, then you already know the money factor and residual, so you can check the payments.

You'd have to check with the dealer regarding the tax situation - they may be familiar with Oregon customers.
Normally, Lexus allows 9 MSDs at a deduction of .00008 each, but you can't use all of them, as that would result in a negative MF. You'll probably be allowed 6 MSDs, taking the MF down to .00007.
Negotiate however you feel comfortable - it helps if you are looking at cars with similar equipment and MSRP, but focus on the discount from sticker.

Your calculations on the money factor look to be correct. That's the problem with making large CAP cost reductions. It obscures the true monthly cost, and it's easy for them to slide in upcharges and extras.
That money factor bump is adding about $50/mo.+tax.

I am in northern CA. I'm doing lease for the first time. I thought this deal was good, but after reading comments here I’ve got confused with MF. I’m getting 0.0015 with my numbers. But it seems extremely high compared with 0.00055 mentioned here several times. My credit is excellent. What am I missing here? Thank you!

That's the problem with making large CAP cost reductions. It obscures the true monthly cost, and it's easy for them to slide in upcharges and extras.
That money factor bump is adding about $50/mo.+tax.

The dealer did not use the $2000 rebate in the cap cost calculation, instead he put that into my multiple security deposits.
Say my multiple security deposits end up to be $2500.
Case A: I pay $2500 security deposits and then a lower monthly payments. I will get $2500 at the end of my lease.
Case B: I only pay $500 security deposits and a higher monthly payments. I will get $2500 back at the end of my lease.
I'm getting the lowest MF right now (.00007 with MSD) so the difference in the monthly payments is almost the same as $2000/36.
Does this make any difference? I have done Case A for my previous lease, but the dealer is doing Case B for this one.
