I think it has to do with the fact that is treated as a rebate, rather than as a dealer funded incentive.

Interesting. Since the MF is basically zero, shouldn't this equate to the same thing? Here are my numbers:
2017 AWD CX5 Touring with Preferred Pack, 33/15 MSRP $29,115 Sell Price $27,621 MF .00001 Residula 55% Lease Loyalty - $700 Lease Cash - $1910 Cash due at signing about $2000 (first month, tax, etc). I will leave this out of equation for now
According to MazdaUSA.com the loyalty is applied as capitalized cost reduction.
I will assume the interest is zero as 0.00001 is near that. If I subtract the residual from MSRP, I get $11,607.75. Divide this over 33 months and my payments should be about $352 per month. I can the deduct the incentives (2710/33 = 82 per month) or subtract the incentives from the Sell price and I still get in the $280 per month range. If i use edmunds lease calculator, I am in the $300 range. It shoudl be straight math with such a low MF. Where am I going wrong?

This is in Austin, TX. Tax rate is 6% but there's a rebate/incentive right now. MSRP before rebates was 30,500 for the GS in Machine Grey I believe it was $1470

Those extra miles are pretty cheap at $0.10 each.. If you actually need 20K/yr, this probably isn't a bad deal, assuming you can get them to drop to the base money factor. That's .00001 vs. .00051 that they are charging.
That would lower the price to $444/mo, and would probably end up being cheaper in the long run than purchasing, then selling after 60K miles.
