Buy out might be slightly different from residual, if there is some sort of fee. The residual is always a full percentage of MSRP, and that doesn't match.
I get $893/mo, which makes me think your MSRP might be off a little bit.
Did they itemize the $4610 upfront? Any of that money going to CAP reduction?
The difference in 36 or 39 months should be less than $5/mo. For that small amount, I'd stick with 36 months.
Can you please give me any information you have on the rebates? I was at the dealer 5 days ago in Houston, TX and they had $2000 loyalty. Usually it's $1000 but there was an extra $1000 regional rebate for hurricane relief.

We don't have the US Bank programs to verify the numbers.
But, when the captive banks have models with high money factors, US Bank can often undercut them. I leased a Tacoma through US Bank, this summer. Saved $100/mo., at least.

On-line calculators often can't handle non-standard lease deals. Or, they make assumptions that we know nothing about. I built my own spreadsheet, so I can control all the fixed values and variables myself.

Well in theory the same formula should not apply because with a one pay lease, you are pre-paying the depreciation during lease, which means you should only be paying bank interest on the residual of the car.
for standard lease, you take the net cap cost and add residual to it. Then multiply that by the money factor, which gives you montly "rent charge".
For one pay lease, in theory it should be residual value + residual value, which is then multiplied by money factor.
For comparison sake, what monthly rent charge are you coming up with on MF 0.00125, net cap cost $56,000 and residual $35,400 ??
